The Role

Open Management is hiring for a full‑time Maintenance Technician at our manufactured housing community in Heath, OH. Park maintenance technicians are responsible for performing routine and preventative maintenance, including unit turns to maintain the physical integrity of the mobile home park. They conduct home/building maintenance repairs and are responsible for the cleanliness and upkeep of property grounds, facilities, streets, equipment, and various utility systems.

They are also expected to provide excellent customer service to prospective and current residents at all times.

Compensation

Hourly Rate: $18.00-$20.00/hr

What You'll Do
  • Respond to tenants' maintenance requests
  • Complete property maintenance requirements including, but not limited to, cleaning, painting, interior/exterior maintenance, lawn maintenance, debris removal, plumbing, electrical work, smoke detector maintenance, repair or replacement of lights, roof repairs, heating/air systems maintenance, appliance repairs, etc.
  • Complete unit turns including cleaning, painting, and basic repairs.
  • May include:
    • Transport, install, and connect stoves, refrigerators, dishwashers, and other electrical and gas appliances.
    • Load and unload trucks and other conveyances; move supplies and materials to the proper location by wheelbarrows or hand trucks; stack materials for storage or binning; collect refuse and salvageable materials.
    • Transport equipment, furnishings, and appliances to job sites.
    • Repair and fabricate window and door screens and frames.
    • Dig, fill, and tamp earth excavations; level grounds using a pick, shovel, tamper, and rake; shovel concrete; clean culverts and ditches; cut tree and brush; operate power tools and lawn mowers.
    • Remove floor tile, sheet vinyl, ceramic floor tile, and plywood. Remove damaged drywall.
    • Operate power blowers or use brooms to clean rooftops, sidewalks, and driveways of leaves and debris. Ensure work‑site clean‑up.
  • Community Support:
    • Maintain cleanliness and safety of common areas and vacant lots.
    • Conduct move‑in/move‑out inspections and report on needed repairs.
    • Assist with landscaping and seasonal tasks as needed.
What We're Looking For
  • A High School diploma or GED required
  • Entry‑level knowledge of basic maintenance preferred
  • Construction experience desired
  • Understand, read, write and speak English in order to follow basic instructions, take direction from supervisors, respond to routine questions and communicate effectively with clients, visitors and organization staff
Travel

As part of the job responsibilities, this position requires the willingness and ability to conduct local travel as needed. This may involve running errands related to business operations and fulfilling various tasks that contribute to the smooth functioning of the park and tenant's needs. The extent and frequency of travel will depend on the specific demands of the job and may vary over time.
