Maintenance Technician

Van Metre is hiring a Maintenance Technician for our Woodland Park Apartments in Herndon, VA.

• Assist the Service Manager with directing and overseeing maintenance of the community.
• Schedule and perform preventative maintenance, inspections, and janitorial services.
• Perform general repairs on property grounds, apartments, and building exteriors.
• Assist with maintenance of storage areas and materials.
• Execute turnover work on vacant units as defined by Van Metre.
• Walk the property daily to uphold curb appeal and monitor safety issues.
• Notify the Service Manager and Property Manager of safety or liability concerns and preventive maintenance needs.
• Maintain accurate records of completed tasks.
• Manage inventory and purchase maintenance materials for service requests and apartment turns.
• Keep the work area clean and perform safety-related duties.
• Wear a back support belt when lifting more than 25 lbs. or during repetitive bending and stooping; use safety equipment (goggles, masks, gloves, etc.) as required.
• Respond to resident service requests promptly.
• Participate in after-hours emergency requests and provide 24/7 coverage as needed.

The Maintenance Technician must maintain a professional and courteous manner with residents, visitors, contractors, and colleagues. The role requires the ability to follow oral and written instructions and to maintain effective, cooperative working relationships.

• 1–2 years of maintenance experience or valid training.
• Universal EPA certification preferred.
• Solid understanding of appliance, electrical, and plumbing repair.
• Basic knowledge of HVAC and electrical circuitry.
• Current on OSHA, building, and safety standards.
• Provide own basic tools and demonstrate safe use and maintenance of tools.

• Salary: $23.00–$26.00 per hour, commensurate with experience, education, training, and skills.
• Annual bonus potential: $5,000, paid quarterly.
