Lead Maintenance Technician - Olympus at the Canyons
Herriman, UT
OverviewThe Lead Maintenance Technician (Maintenance Supervisor) oversees the day-to-day maintenance operations of the apartment community and achieving property maintenance goals.
Responsibilities- Ensure that the apartments, common areas, and grounds are properly maintained; manage turn-key operations and schedule/lead repair and renovation work of maintenance employees and outside contractors.
- Manage maintenance operations and ensure compliance with all state, federal, and local laws, rules, and regulations.
- Regularly inspect property to ensure required maintenance and repairs are completed.
- Order, purchase, and maintain inventories of tools, parts, and supplies.
- Schedule maintenance staff daily, weekly, and monthly workloads; communicate with third-party supplier partners; monitor and track service requests.
- Perform preventative maintenance work and turnkey operations.
- Keep storage and maintenance shop areas neat, stocked, clean, and organized.
- Complete monthly, quarterly, and yearly property inspections.
- Maintain grounds, irrigation systems, interior structures, appliances, and exterior structures of buildings, pools, and other common areas; coordinate repairs of structural, mechanical, electrical, and HVAC systems.
- Adhere to property policies and inspect property safety and security.
- Work closely with office staff and the Property Business Manager to ensure show-units and vacant move-in ready units are complete.
- Utilize software systems to track reports, inventory, and completed action items.
- Available Full-time, Monday – Friday, 9 AM – 5 PM (hours may vary slightly).
- Minimum of 3 years in a residential/apartment Maintenance Supervisor role.
- Experience working on tankless water heaters.
- EPA/HVAC certified; CPO certified.
- On-call rotation: one week every six weeks.

CompensationInitial pay range (based on location, experience, etc.): $24 - $26 per hour. Eligible team members receive monthly and quarterly bonuses.
