Job Summary
Thies & Talle Management, Inc., a leading property management company with over forty years of experience in the multi‑housing industry, is hiring a Part‑time Caretaker (~20 hours per week) at our apartment community in Hibbing, MN. Duties include cleaning building common areas, light yard maintenance, and cleaning apartment turnovers. Some night and weekend hours required. Must be reliable. Equal Opportunity Employer.
Essential Duties and Responsibilities- Cleans all common areas and leasing office.
- Cleans vacant units and prepares units for new occupancy, including appliances, cabinets, cupboards, heating registers, light fixtures, blinds, closets, etc.
- Picks up trash on property and maintains a clean and safe exterior environment.
- Performs snow and ice removal, including snowblowing, shoveling, placing salt, and removing ice build‑up on sidewalks, walkways, parking lots, roofs, and common spaces.
- Keeps parking areas clean and well maintained.
- Notifies supervisor of any resident or safety issues.
- Interacts positively with residents to maintain good communication and resident relations.
- Accurately completes paperwork such as service requests and timesheets.
- Communicates with management on changes, maintenance needs, and tenant issues.
- Some experience in housekeeping, caretaking, or janitorial work preferred.
- Ability to understand written and verbal directions and follow safety instructions.
- Mathematical skills: ability to add, subtract, multiply, and divide in all units of measure.
- Reasoning ability: assess a situation based on available data and make timely and appropriate decisions.
- Self‑motivation and ability to work independently; prioritize job duties and give attention to detail.
- Regular attendance, reliability, punctuality; available evenings, weekends, and at beginning/end of month for apartment turnovers.
- Physical demands: stand, walk, sit, stoop, kneel, crouch, crawl, climb stairs, talk, hear; lift /move up to 50 pounds, push/pull heavy items such as refrigerators, stoves, vacuum cleaners, snowblowers, manual shoveling; close, distance, and depth vision; contact with potentially unsanitary environments, insects, rodents.
- Must be able to work in cramped positions, use ladders, and handle various commercial cleaning products and solutions.
Indoor and outdoor weather conditions, including inclement weather; noise level usually moderate.
