JOB TITLE
Maintenance Staff (FLSA Status: Non-Exempt)
General Statement of DutiesPerforms a variety of duties to maintain and ensure the smooth operation of all facilities and equipment. Takes a lead role with assigned projects setting a professional example and helping to train other maintenance staff.
Supervision ReceivedWorks under the direction of the Maintenance Supervisor.

Examples of DutiesThe following examples of duties are intended to be illustrative only and are not intended to be all inclusive.
- Assists and backs up the Supervisor with HVAC, electrical, plumbing, carpentry and other major building systems when needed for all facilities.
- Performs appropriate repairs and maintenance to building systems and structures.
- Performs repairs to existing recreation equipment and installs new equipment.
- Initiates and completes construction projects as directed and needed.
- Performs snow removal and ice abatement duties.
- Assists in the lawn, landscape and sprinkler maintenance.
- Performs janitorial functions as needed.
- Executes preventative care schedule/schedules as assigned.
- Assists in set-up/tear-down for Community Events as assigned.
- Conforms to OSHA standards when performing tasks.
- Participates in the mission of the organization of "Enhancing property values and creating quality of life through recreation, community events, and leadership."
- Performs related duties as assigned and required.
Most work is performed indoors where noise and interruptions prevail. Work will also be performed outdoors in different types of conditions including, but not limited to, extreme cold, heat, humidity, sun, rain, wind, snow, or icy conditions. Must be able to frequently sit, walk, stand, climb, bend, kneel, stoop, reach, and lift, push or pull. Must be able to stand, walk, or rove for extended periods of time, up to 8 hours per shift.
Manual dexterity is needed to type, write, use a calculator, and answer the phone. The ability to talk and hear via the telephone and through face-to-face communication is needed. Vision requirements include near and far acuity. Upper body strength is a requisite to lift/remove a maximum of 50 pounds unassisted and 100 pounds with assistance.
Required Knowledge, Skills & Abilities: Requires the ability to work under minimal supervision and assume responsibility for task initiation and completion. Requires the ability to establish and maintain professional working relationships with coworkers and members. Must have the ability to read, understand, and execute oral and written directions. In the performance of job duties, exposure to extreme cold, heat, wet, snow, humid, or icy conditions is likely.
Must be able to frequently sit, stand, walk, climb, bend, kneel, stoop, reach and lift, and exhibit manual dexterity and the ability to handle objects. Vision requirements include near acuity, far acuity, depth perception, and color vision. Requires sense of smell and feeling. Must possess a working knowledge of both skilled and semi-skilled maintenance activities. Ability to utilize various tools (hand and power) and equipment to perform the needed improvements.
The ability to work after-hours, weekends and holidays may be required.
Must possess a valid driver’s license, a clean motor vehicle record, and meet all HRCA driving policy standards, including pre-approval to drive from the HRCA insurance carrier. Strong situational awareness and adherence to safe driving practices are essential to ensure personal and public safety while working within a vehicle.
Must be able to pass a pre-employment physical, background check and drug screening.

EducationHigh school graduate or equivalent is desired.
ExperienceTwo years related experience is desired.
$22.00 - $26.00 per hour
