Position: Service Supervisor - 1000 Jefferson Street Apartments

Job Description Summary

This role oversees and performs technical and mechanical work that ensures the inside and exterior buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities
  • Assists and completes work orders from resident requests for service, as well as routine upkeep by diagnosing defects or problems and making repairs per policies, procedures, safety standards, and code requirements.
  • Oversees and completes the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins, including pre‑move‑out inspections, creating a punch list, scheduling vendors/contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
  • Develops standards for cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to reflect high quality and Greystar standards.
  • Periodically inspects work performed by service team members to assess effectiveness and develop corrective actions.
  • Periodically inspects work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
  • Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools within budget.
  • Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assists Community Manager in developing the budget for regular repair and maintenance and capital projects.
  • Supports cost‑cutting and expense‑control programs by fixing rather than replacing parts, minimizing waste, and using tools and equipment properly.
  • Conducts scheduled Greystar safety meetings, keeps MSDS sheets current, and stays updated on OSHA and other safety laws to ensure compliance.
  • Demonstrates customer‑service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and handling assigned work orders efficiently and urgently.
Qualifications
  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance, building maintenance, or related trade.
  • Must have own hand tools unless prohibited by state law and be knowledgeable in safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment, and measuring devices.
  • Ability to apply logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication to effectively interact with residents, clients, team members, and other contacts.
  • Ability to read, write, and communicate effectively to represent company management in a support capacity and act as the first point of contact for internal team members and external visitors.
  • Proficiency in internet, word processing, spreadsheet, and database programs to maintain records and provide information to the manager; property‑management system experience preferred.
  • Mathematical skills to add, subtract, multiply, and divide numbers, decimals, and fractions for various financial, administrative, and legal documents.
Specialized Skills
  • EPA certifications Type I and II or Universal if the position requires work on a sealed HVAC system to test system pressures, handle refrigerants, etc.
  • All certifications required by state and local jurisdictions.
  • Valid driver's license to operate a golf cart on property, if applicable.
Travel & Physical Demands
  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
  • Work inside and outside in all weather conditions.
  • Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
  • Local, routine travel may be required for business meetings, training, or other job duties.
  • Work flexible schedule, including call during evenings, weekends, and holidays.

The hourly range for this position is $41.00 - $43.00.
