Job Description SummaryThis role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Key Responsibilities- Assists and completes work orders generated from resident requests for service, as well as routine maintenance on the community
- Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and move-ins
- Develops standards for the cleanliness and overall appearance of the community’s grounds, amenity areas, and building exteriors
- Periodically inspects work performed by other service team members to assess effectiveness of procedures
- Periodically inspects work performed by contractors, vendors and other service providers to verify quality standards
- Maintains adequate inventory of spare parts and maintenance materials
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual
- Assists Community Manager in developing the budget for regular repair and maintenance and capital projects
- Conducts regularly scheduled Greystar safety meetings, ensures all MSDS sheets are current, and keeps up to date on OSHA requirements
- High school diploma, GED, or related experience and training
- Experience in property management maintenance, other building maintenance, or related trade
- Incumbents must provide own hand tools unless prohibited by State law
- Ability to apply principles of logical thinking to define and correct problems
- Proficiency in customer service and interpersonal communication skills
- Proficiency in internet, word processing, spreadsheet, and database management programs
- Incumbents must have EPA certifications Type I and II or Universal if the position requires working with a sealed HVAC system
- Incumbents must have all certifications as required by State and Local jurisdictions
- Incumbents must have a valid driver’s license to operate a golf cart on the property, if applicable
The hourly range for this position is $41.00 – $43.00
. This role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
