SummaryAs a member of the project management team, the Project Manager II is responsible for the overall administration, execution, and completion of singular mid‑sized or multiple small‑sized projects, and may assist a Senior Project Manager on large and/or complex projects. The PM oversees project organization, scheduling, budgeting, and implementation, ensuring consistency with company strategy, commitments, and goals. He or she monitors productivity and profitability, manages team communication, resolves conflicts, and cultivates client and A/E (Architect/Engineer) relationships.
Essential Duties and Responsibilities- Support and/or lead pre‑construction efforts, prepare budgets and estimates, and coordinate bids from subcontractors and suppliers.
- Develop detailed general conditions budgets and collaborate with estimating staff.
- Prepare and submit permit applications, and update permits as required.
- Negotiate, award, and write subcontracts in collaboration with Market Leaders, ensuring proper insurance and authorizations.
- Manage bid/post‑bid subcontractor risk mitigation.
- Develop, monitor, and maintain a detailed master schedule, identifying critical path and key milestones.
- Prepare comprehensive cost estimates and coordinate self‑perform groups.
- Oversee shop drawing/submittal schedule and process for accuracy and compliance.
- Manage RFIs and change order processes, maintaining logs and reviews.
- Coordinate and conduct required meetings, preparing and distributing minutes.
- Collaborate with the Superintendent to facilitate coordination, inspections, quality control, and safety.
- Review closeout documentation, coordinate warranty calls, and obtain certificates of occupancy.
- Review project costs, billings, and drawings for pay applications, approving invoices for general conditions work.
- Collaborate with Market Leaders to monitor and achieve project goals, preparing profit projections.
- Build and maintain relationships with clients, owners, architects, developers, and subcontractors.
- Participate in industry associations, promote Leopardo, and network to stay informed on trends.
- Participate in presentations and interviews for new projects.
- Assist with recruiting efforts as required.
- Mentor, train, and evaluate less‑senior project management staff and other staff members.
- Participate in cross‑functional teams outside the direct span of control, such as Total Quality Management.
- Bachelor's degree from a four‑year college or university in construction, engineering, or architecture, or equivalent training and related experience.
- 5+ years of experience as a Project Manager or Assistant Project Manager with estimating experience and a clear understanding of the business side.
- Comprehensive understanding of each phase of the construction process, including architectural design, blueprinting, and market knowledge.
- Proven record of success on mid‑sized and/or multiple small‑sized projects.
- Proficiency with scheduling software, financial comprehension, digital model navigation, and blueprint reading.
- Proficiency with project management and accounting software; ACC Build is a plus.

Leopardo considers many factors when determining salary, including experience, education, skills, and market. Target base salary range: $98-120k.
