Qualifications

Education: Associate Applied Science Degree in Refrigeration, Air Conditioning and Heating or trade school equivalent.

Experience: Five years in mechanical maintenance and operation of HVAC and related equipment in a 750,000+ sq ft facility with mixed‑use distribution. Skilled in high‑ and low‑pressure boilers, hermetic and centrifugal refrigeration machines, plant water management, and energy management/building automation systems. Ability to read blueprints and wiring diagrams. Proficient in electrical, refrigeration, and piping trades.

Licensing:

  • Valid Illinois Driver’s License
  • Elgin or Chicago Stationary Engineer license
  • Refrigeration License
  • Pool Operator License (obtain within one year of hire)
Job Description

Responsible for skilled utility work in the performance of a comprehensive heating, ventilating, and air conditioning system and water, storm drain, natural gas, and building automation. Operations of a mixed‑use utility over a campus‑style facility. Operates, diagnoses, inspects, repairs, replaces, services, and performs preventive maintenance on utilities and HVAC equipment, including:

  • High and low‑pressure boilers; steam and water traps.
  • Commercial‑size furnaces and air conditioners.
  • Hermetic centrifugal refrigeration machines.
  • Heating, cooling, chemical, sewage, storm drain and other pumps.
  • Cooling towers; pipelines, valves.
  • Water heaters; water softeners, meters.
  • Motors, pumps, bearings, seals, belts.
  • Natural gas system.
  • Steam and water system.
  • Electrical distribution system.
  • Plant computerized automation system.
  • Other related HVAC and emergency equipment.
  • Prioritization of multiple issues over a 1.5M sq ft facility.

Additional tasks include:

  • Inform co‑workers regarding procedures and work orders for decision‑making, action compliance, and safety.
  • Prepare documentation such as refrigerant records, daily paperwork, time and materials, and specifications.
  • Install new parts and equipment.
  • Inspect college property and observe activities for unsafe conditions, take corrective action, and report hazards.
  • Rebuild pumps.
  • Maintain housekeeping, cleaning, and painting of areas and equipment.
  • Perform snow and ice removal duties.
  • Complete additional duties as assigned.
  • Be on a 7‑day/24‑hour on‑call weekly rotation for emergency events.
  • Operate motorized vehicles, including trucks, vans, gators, and lifts.

Responsibilities and Working Conditions

Employees are required to work under both indoor and outdoor environmental conditions. They may need to wear eye, respiratory, hearing protection and other personal protective equipment daily. Must lift and carry 50 pounds, perform reaching, prolonged above‑shoulder activities, ladder climbing, squatting, kneeling, pushing, pulling, negotiating stairs, grasping, and use of hand and power equipment. A physical exam will be required prior to hiring.

Employees must work shift work, weekends, overtime, holidays, and be on‑call.

Supervision:
Under direct supervision of the Utilities and Building Maintenance Supervisor, receive oral and written directions, occasionally supplemented by plans, drawings, or blueprints. May provide instruction to other personnel.
