Maintenance Technician

Maintains the physical needs of the community through: unit turns, work orders, preventative maintenance, and common area maintenance. Assists the Regional Maintenance Supervisor, The Maintenance Supervisor the Property Manager, and the Leasing Assistant in achieving the properties goals.

The ideal candidate possesses the following qualities:

• Manages time to allow for completion of vacant unit turns, maintenance service requests, parts ordering and vendor scheduling.
• Maintains Inventory of tools, equipment, and supplies on site.
• Assist with the compliant preventative maintenance schedule weekly, monthly, quarterly, bi-annually, and yearly per property requirements.
• Utilizes a preferred Vendor List of vendors to be used by property with their required insurance and vendor forms. Major improvements require 3 comparative bids.
• Assists in staying compliant with MSHDA/HUD inspection standards. Prior knowledge of MSHDA/HUD standards is recommended.
• Keep Property compliant of any health or life safety issues as they are discovered.

• Dress in proper attire per community standards. Uniforms are provided.
• Be on time and ready to perform duties.
• Be adept to new technology with proper training to aid in performing job.
• Complete work orders within 24 hours unless parts or vendor are on order.
• Follow up on all long-term work assignments to the proper departments.
• Makes management/budget approved purchases of supplies, equipment, and services.
• Notifies Management of maintenance or housekeeping problems and recommendations for solutions on an 'as-needed' basis.
• Meets with Maintenance Supervisor daily to discuss daily/weekly goals and possible obstacles with projects.
• Assist with move in and move out scheduling and ensures unit turns are done on time.
• Assists in training and recruiting new maintenance staff members.
• Makes recommendation for contract work and assists with supervising the work schedule and performance.
• Assists with knowledge of all vacant units and troubled tenant units.
• Works to be a role model to set a higher standard of living for the staff and community.
• Respond to emergency after-hour calls (24 hrs.) in a timely manner.
• Can work independently or as a team. Self-motivated.
• Keep a clean and organized work area for efficiency and safety.
• Carry mobile phone and/or radio for communication to staff and corporate members.
• Maintains good public relations and interacts with clients, customers, and co-workers in a respectful/professional manner.

• Physical requirements include the ability to lift, push, and pull up to 50 lbs. a minimum of 5 times per day.
• Must be able to reach above and below shoulders in all directions a minimum of one hundred times a day. Requires manual dexterity to use and operate all necessary equipment.
• The position will require 10% sitting, 50% standing and 40% walking: must be able to exert mobility for up to 4 or more hours.
• The position will require use of hands and fingers in a repetitive motion.
• Occupational requirements for this position include ability to see, hear, and speak clearly and distinctly.
• High capacity of reasoning, reading, computer skills, remember, writing and speaking.
• Tasks will be required regardless of temperature.
• Ability to drive, legally.
• Ability to travel both locally and overnight upon request (reimbursement is available in most situations).

Basic personal day to day tools are required.

• High school education or equivalent
• Minimum of 2 yrs. apartment/property maintenance experience
• Valid driver’s license
• Ability to train, teach and influence
• Willingness to perform 'above and beyond' tasks
