Job Details:
Experienced level, Coral Bay Cove - Homestead, FL 33032, Full‑Time (30+ hours per week), High School/Equivalent, $25.00 – $27.00 hourly, Local travel as needed, Days/Nights/Weekends/On‑Call shift.
Under direct supervision of the Community Manager, the Maintenance Supervisor is responsible for the preservation and upkeep of the property and the safety of all maintenance personnel.
Responsibilities- Practice OSHA standards and company safety policy.
- Complete hazard assessment forms before beginning any task.
- Use proper safety equipment when exposed to mechanical parts, fumes, chemicals, weather conditions, or electrical shock.
- Maintain knowledge of all maintenance requirements for the property.
- Ensure all repairs comply with local building codes, permitting, and regulations.
- Keep accurate records of preventive maintenance, work orders, unit refurbishing, inspections, and inventories.
- Participate in standby emergency schedule for evening, weekend, and holiday coverage.
- Perform scheduled maintenance on all equipment according to manufacturer recommendations and operating manuals.
- Inspect all apartment units, buildings, and common areas, performing repairs and janitorial assistance.
- Maintain grounds according to the established schedule.
- Supervise and schedule subordinate maintenance personnel and service requests, while adhering to maintenance priorities.
- Provide training for subordinate employees or colleagues from other communities.
- Report unusual or extraordinary circumstances regarding the property, co‑workers, or residents.
- Maintain required property uniform and professional appearance.
- Maintain contractual obligations relating to maintenance and report non‑compliance incidents.
- Troubleshoot HVAC units and make repairs to fan motors, thermostats, and other non‑Freon components.
- Ensure storage areas and entrances are locked with adequate lighting.
- Obtain state license for pesticide application if required and perform extermination as directed.
- Perform light electrical repairs and plumbing work, and repair broken glass, tile, screens, draperies, and locks.
- Perform carpentry work such as fitting doors, freeing windows, and refinishing floors.
- Redecorate vacant units, including painting, cleaning appliances, and vacuuming for re‑occupancy.
- Assist in custodial work such as sweeping, mopping, and emptying trash in common areas.
- Maintain and repair amenities such as pools, spas, ponds, and fitness equipment.
- Assist other team members when necessary.
Skills and Abilities
(KSAs)
- Read, understand, and follow instructions in service requests and complete written reports.
- Understand various manuals and regulation documents.
- Work under time constraints and for long periods of time traveling, standing, bending, and climbing.
- Have vision abilities including close, distance, color, peripheral, depth, and focus.
- Safely lift up to 50 pounds without assistance and move large appliances with a hand truck.
- Use hand tools and power tools safely and ascend/descend ladders unassisted.
- Tolerate normal levels of caustic and pest‑control chemicals.
- Stay aware of all work‑safety requirements.
- Travel as needed for regular property business and have a valid driver’s license if required.
- Possess tools and equipment associated with multi‑family apartment maintenance.
- Accept other tasks and responsibilities not strictly related to repair and maintenance.
- Read, write, and speak English proficiently.
- Have limited computer literacy.
- Formal training or experience in carpentry, light plumbing, light electrical work, painting, refurnishing, cleaning, and air conditioning.
- High School Diploma or Equivalent required.
- Access all areas of the property regardless of conditions or weather, including multi‑level structures, with or without an elevator.
- Communicate effectively with co‑workers, residents, and vendors.
- Complete tasks within a reasonable amount of time.
- Must have EPA certification or the ability to obtain it within 90 days of hire or promotion.
