Supervisor of Maintenance

Provides leadership, direction, and operational oversight for the division's maintenance department, with responsibility for daily maintenance operations, skilled trades, contracted services, building systems, site infrastructure, and long-range facility renewal planning.

This position is responsible for helping move the maintenance department from a primarily reactive, break-fix model toward a planned, data-informed, preventive, and capital-minded maintenance program. The Supervisor of Maintenance ensures that school buildings, support facilities, grounds-related infrastructure, and major building systems are maintained in a safe, reliable, efficient, and instructionally supportive condition.

The position serves as the division's primary maintenance leader and technical resource for HVAC, plumbing, electrical systems, roofing, drainage, stormwater infrastructure, building envelope concerns, facility condition assessments, maintenance budgeting, and capital maintenance planning. The Supervisor of Maintenance also supports construction, renovation, and major repair projects by coordinating with architects, engineers, consultants, contractors, school leaders, and division staff.

This role supports the HCPS Operations mission to leave Hopewell City Public Schools better than we found it each day by treating people well, doing high-quality work, and creating dignified spaces for students, staff, families, and the community.

Essential Functions
  • Leads, organizes, supervises, and evaluates the daily work of the maintenance department, including skilled trades, general maintenance personnel, contracted services, and other assigned staff.
  • Establishes clear maintenance standards, work priorities, operating procedures, service expectations, and accountability systems that support safe, reliable, and well-maintained schools.
  • Leads the continued development and implementation of a division-wide preventive and predictive maintenance program for building systems, equipment, site infrastructure, and critical facility assets.
  • Reviews, prioritizes, and manages work orders, emergency repairs, deferred maintenance needs, seasonal maintenance work, and recurring building concerns using available operational data and service trends.
  • Coordinates, monitors, and inspects work in major building trades, including HVAC, plumbing, electrical, carpentry, roofing, masonry, general construction, and related facility repairs.
  • Provides technical leadership and practical problem-solving for building system failures, recurring maintenance issues, utility concerns, weather-related facility impacts, and urgent operational needs.
  • Conducts or coordinates facility condition assessments and uses findings to identify lifecycle needs, risk areas, deferred maintenance priorities, and short- and long-range repair or replacement strategies.
  • Develops and maintains multi-year maintenance and capital renewal recommendations based on building condition, system age, risk, cost, instructional impact, safety, and operational need.
  • Assists in the development of annual maintenance operating budgets and supports strategic budgeting for equipment replacement, contracted services, major repairs, and capital maintenance priorities.
  • Prepares and reviews scopes of work, cost estimates, technical recommendations, specifications, and supporting documentation for maintenance projects, repairs, renovations, and contracted services.
  • Coordinates closely with the Division Project Manager to align maintenance needs with capital projects, renovations, summer work, building improvements, and long-range facility planning.
  • Reviews architectural and engineering drawings, plans, specifications, and project documents for maintainability, constructability, operational impact, lifecycle cost, and alignment with division needs.
  • Coordinates with architects, engineers, consultants, vendors, contractors, local officials, and internal stakeholders on assessments, design review, code-related issues, project execution, commissioning, punch-list follow-up, and warranty matters as assigned.
  • Supports the planning and delivery of capital projects, renovations, major repairs, and building system replacements, including schedule coordination, site logistics, quality review, documentation, and operational handoff.
  • Oversees maintenance planning and response related to roofing systems, drainage concerns, stormwater infrastructure, gutters, downspouts, site runoff, and building envelope conditions.
  • Monitors contractor performance, reviews completed work, verifies invoices and service documentation, and ensures that work meets scope, schedule, quality, safety, and budget expectations.
  • Helps ensure compliance with applicable building codes, fire and life safety requirements, environmental requirements, stormwater requirements, OSHA-related safety practices, and other local, state, and federal regulations affecting facility operations.
