Facilities Engineer
This Facilities Engineer role supports the day-to-day operation, maintenance, and reliability of a 96,000 sq. ft. pharmaceutical manufacturing facility in Hopkinton, MA. You will perform a mix of hands-on mechanical work and computer-based documentation, focusing on HVAC, electrical, plumbing, building management systems, and general facility systems. The position follows a Monday–Friday schedule, approximately 8:00 AM–4:30 PM or 8:00 AM–5:00 PM, with a 30-minute lunch break and participation in a rotating every-other-week on-call schedule.
The role also includes occasional work during facility shutdowns, including holiday shutdown preparation, and offers a strong potential for permanent placement after an initial 6-month contract.
Responsibilities
- Perform daily facility work orders and preventive maintenance activities across HVAC, electrical, plumbing, and general building systems.
- Troubleshoot and maintain HVAC equipment, electrical systems, plumbing fixtures, and general facility infrastructure to ensure reliable operation.
- Monitor and operate Building Management Systems (BMS) and facility controls to maintain proper environmental conditions and equipment performance.
- Carry out HVAC-related tasks involving rooftop units, mini-split systems, exhaust fans, chillers, and associated controls.
- Support facility environmental systems by monitoring appropriate operating levels and making adjustments as needed.
- Perform roof inspections and general building maintenance to identify and address potential issues proactively.
- Assist with plumbing repairs and maintenance, including basic fixture, piping, and system support.
- Support electrical troubleshooting and basic electrical maintenance, such as diagnosing issues and performing minor repairs.
- Perform basic carpentry and general maintenance duties to maintain the facility's physical structure and work spaces.
- Work safely from ladders and at elevated heights, including approximately 20–25 feet, when required for inspections and repairs.
- Conduct meter readings and perform occasional tank charging and maintenance activities as part of facility operations.
- Support maintenance of approximately 10 rooftop HVAC units, 4 mini-split systems, 6 exhaust fans, and chillers to ensure optimal performance.
- Maintain accurate maintenance records in CMMS/QMS systems and complete all documentation in accordance with facility standards.
- Follow facility procedures, safety requirements, and protocols associated with pharmaceutical and other regulated environments.
- Participate in scheduled facility shutdowns, including preparation and execution of holiday shutdown activities.
- Respond to emergency maintenance calls as part of the rotating on-call schedule, providing timely support to critical systems.
Essential Skills
- Approximately 3+ years of facilities maintenance experience in a manufacturing or similar environment.
- Strong working knowledge of HVAC systems, including rooftop units, mini-splits, exhaust fans, and chillers.
- Strong working knowledge of electrical systems and basic electrical troubleshooting and maintenance.
- Strong working knowledge of plumbing systems and plumbing repair and maintenance tasks.
- Strong working knowledge of basic carpentry and general building maintenance.
- Experience working with Building Management Systems (BMS) or building automation systems.
- Experience using CMMS or other computerized maintenance management systems for work orders and documentation.
- Ability to independently troubleshoot equipment and facility systems and resolve issues efficiently.
- Comfort working at heights of approximately 20–25 feet and using ladders and appropriate safety equipment.
- Ability to participate reliably in a rotating every-other-week on-call schedule and respond to emergency calls.
- Strong communication skills to interact effectively with team members and other facility stakeholders.
- Strong organizational skills to manage multiple work orders, preventive maintenance tasks, and documentation requirements.
- Positive attitude and ability to work effectively as a team player in a collaborative environment.
