Lead Maintenance Technician
Addison Group is hiring a Lead Maintenance Technician for our client. This position is responsible for overseeing the day-to-day maintenance of a residential property and ensuring that the community remains safe, functional, clean, and well maintained.
The Lead Maintenance Technician will perform hands-on repairs, coordinate maintenance activities, respond to resident service needs, support preventative maintenance programs, and provide direction to other maintenance team members. The ideal candidate has strong troubleshooting skills, a hands-on approach, and experience maintaining residential or multifamily properties.
Key Responsibilities- Lead and perform routine and emergency maintenance activities throughout the property.
- Assign, coordinate, and monitor work completed by maintenance team members to ensure tasks are completed properly and efficiently.
- Manage resident maintenance requests and prioritize service needs, with the goal of completing routine requests promptly.
- Participate in an on-call rotation and respond to maintenance emergencies when required.
- Conduct regular inspections of the property to identify safety concerns, maintenance issues, and potential problems before they become more significant.
- Support preventative maintenance efforts for building systems, equipment, tools, and common areas.
- Maintain appropriate documentation related to work orders, preventative maintenance, expenses, unit readiness, inventory, and ongoing projects.
- Promote safe work practices and ensure appropriate protective equipment is used based on the task being performed.
- Maintain awareness of applicable workplace, environmental, housing, and safety requirements, including OSHA-related standards.
- Escalate significant repairs, material needs, and anticipated expenditures to management before proceeding when approval is required.
- Maintain an adequate supply of commonly used parts, materials, and maintenance supplies.
- Keep tools, equipment, storage areas, and work spaces organized, secure, and in good operating condition.
- Identify and document locations of utility shutoffs, plumbing cleanouts, and other key building service points.
- Provide guidance and hands-on training to maintenance team members regarding repair procedures, equipment use, and workplace safety.
- Perform additional maintenance-related responsibilities as assigned by management.
- At least 3 years of experience in property maintenance, multifamily maintenance, facilities maintenance, or a related field.
- Strong troubleshooting and repair capabilities across multiple building systems.
- Experience with electrical, plumbing, HVAC, appliance, and general building maintenance.
- Ability to prioritize service requests and manage multiple maintenance needs simultaneously.
- Previous experience directing, training, or coordinating maintenance personnel is preferred.
- Ability to safely perform physically demanding maintenance duties, including lifting, carrying, bending, climbing, standing, and moving equipment or materials.
- Must be willing and able to use required safety equipment, which may include gloves, protective eyewear, masks, back-support equipment, and other PPE as appropriate for the task.
