- 1‑3 years of maintenance experience (apartment maintenance experience preferred)
- Troubleshooting and problem‑solving skills
- Budget or basic business finance helpful
- Refrigeration certification (type 2 or universal) or obtain in the first 90 days of employment
- Valid driver's license (free from major moving violations) and dependable transportation
- Must be able to use various hand tools and test equipment
- Must be able to bend, stoop, and kneel for extended periods of time
- Must be able to push and pull up to 300 pounds on wheels
- Must be able to lift up to 50 pounds
- Must be able to climb ladders of up to 40 feet in height
- Must be able to use a hand‑truck
- Assist in all maintenance requests, preventative maintenance, and amenity area maintenance for the apartment community
- Complete maintenance work orders for residents (service appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.)
- Respond and resolve emergency maintenance requests for after business hours calls (weeknights, weekends, and holidays)
- Prepare vacant apartments to make rent ready
- Perform preventative maintenance work
- Keep the maintenance shop clean and organized; maintain adequate stock/inventory of parts for equipment, appliances, etc.
- Interact directly with residents
- Maintain logbooks and databases; enter service requests and status updates into database
- Assist in monitoring contractors’ work performance
- Support the Maintenance Manager in meeting budget responsibilities
- Follow and promote company policies and procedures
- Make customer service a priority
- Light cleaning duties (cleaning models, club houses, leasing office, emptying trash, cleaning grounds and amenity areas) if the property does not have a housekeeper
- Maintain all amenity areas (pool, compactor, weight rooms, parking decks, etc.) in a clean, orderly, and working condition
- a clean and neat uniform must be worn when working on any PAC Property; personal appearance must be clean and neat at all times, according to PAC policy
- communicate with residents and prospects in a manner consistent with PAC's standards
- read and/or listen to resident requests/complaints
- receive resident complaints in a calm, open, and professional manner
- solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance
- deliver newsletters, correspondence, etc. to residents' apartments
- coordinate, set up, attend, and clean up after resident functions (food, tables, display areas, etc.) as requested by the General Manager
Physical Requirements
As part of your daily maintenance routine, you may be required:
- Move appliances from one apartment unit to another on opposite ends of the property; appliances may weigh 75 to over 300 pounds. The move may involve a hand‑truck up one to three flights of steps.
- Move commercial laundry machines (single washing machines and/or stacked dryers) weighing 120 to 300 pounds to perform repairs and preventative maintenance.
- Repair building structure or transport building materials ranging from several pounds to over 300 pounds.
- Perform maintenance on special equipment such as exercise equipment, gas grills, golf carts, car washes, amenity areas, security gates. Equipment typically weighs over 100 pounds.
- Perform resident service functions or make upgrades (e.g., install lighting or ceiling fans) using a step ladder while lifting.
