AREAS

OF RESPONSIBILITY TO INCLUDE (but not limited to)
  • Inspect move-out and vacancy when requested; ensure that all make-ready repairs are completed correctly as assigned.
  • Diagnose and perform minor routine maintenance or repairs as assigned.
  • Knowl edge of inventory levels of supplies to handle most common repairs and situations.
  • Complete assigned service requests within 24 hours when possible.
  • Assist other service staff in keeping grounds and common areas clean, free from litter and clutter; ensure curb appeal meets company requirements.
  • Assist in responding to all community emergencies with staff, residents, buildings, etc.; within company guidelines to minimize liabilities.
  • Work as part of a team; complete assignments independently.
  • Deli ver high-level customer service skills for interaction with residents, vendors, and co-work ers.
  • Must have valid driver’s license, auto insurance, and reliable transportation.
  • Available a minimum of 40 hours per week. Must be available evenings, nights, and weekend shifts for emergencies when scheduled.
REQUIREMENTS
  • Minimum 1-year previous experience in property maintenance or equivalent field.
  • K n owledge of electrical, plumbing, HVAC, appliances, pools, and general maintenance.
  • Ability to operate handyman tools, power tools, measuring devices, mechanical equipment, and PPE.
  • Strong organizational, communication, problem-solving, and interpersonal skills.
  • W ork as part of a team; follow guidelines for wearin g PPE and safety policies.
  • Maintain safe, professional, and courteous interactions with residents and staff.
  • Provide administrative support to Service Manager and staff to encourage teamwork; assist in creating a harmonious environment.
  • Participate in weekly / daily staff meetings.
  • General represent the company in a professional manner at all times.
  • Perform additional duties or tasks as assigned by supervisor or senior management.
Safety
  • Learn and comply with all company, local, state, and federal safety rules.
  • Ensure safe conditions are reported to the Service Manager or Community Manager in a timely manner.
  • Follow safety laws related E P A and OSHA regulations.
Community Engagement
  • Assist with community inspections ensuring the community’s curb appeal is consistent with company policies.
  • Provide support to Service Manager and staff to encourage teamwork; engage in creating a harmonious environment.
  • Participate in weekly / daily staff meetings.
General
  • Represent the company in a professional manner at all times.
  • Perform any additional duties or tasks as assigned by supervisor or senior management.

Administrative

  • Provide completed service requests to office team for completion in operating system.
  • Document appropriate information regarding preventive maintenance, service requests, make-ready punch lists, and other work assigned.

Resident Relations

  • Maintain positive customer service attitude.
  • Deal with resident concerns and requests in a timely manner to ensure resident satisfaction with management.

General/Work Schedule

  • Follow through with distribution of all company or community-issued notices, including emergencies where scheduled.
