• Provide additional maintenance support and temporarily cover shifts when staffing levels are low.
• Participate in a rotating on‑call schedule and respond to maintenance emergencies 24/7, including severe weather conditions.
• Develop and oversee preventative maintenance programs for exterior plant and interior units.
• Ensure consistent operation and monitoring of major building systems.
• Monitor building systems and report unsafe conditions.
• Conduct regular inspections and report hazards or deficiencies.
• Provide technical support to supervisors and onsite teams.
• Collaborate with teams to standardize procedures, maintenance programs, and turnkey processes.
• Coordinate vendor management and contractor oversight.
• Support consistency in common area maintenance and property upkeep.
• Assist with oversight of service request processes and work order completion.
• Ensure vacant units are prepared for occupancy within timelines.
• Adhere to Maintenance, Emergency, Leasing and Marketing, Management, and Operations manuals.
• Conduct all work in compliance with OSHA regulations and Operation Manual.
• Maintain a safe workplace and support safety procedures.
• Ensure proper storage and documentation of hazardous materials.
• Support Cap Ex project bidding and contractor selection.
• Assist with scope development, vendor procurement, project tracking, and oversight.
• Support long‑term capital planning and budget execution related to maintenance and building systems.
• Communicate regularly with Regional Property Manager, Community Managers, Asset Management, and executive leadership.
• Maintain documentation for maintenance and capital projects.

Other duties may be assigned by the Regional Property Manager as business needs dictate.

The employee will frequently be required to stand, walk, bend, stoop, squat, kneel, climb stairs and ladders, push or pull equipment, reach above shoulders, and use maintenance tools. Lifting and carrying may be required.
