This role requires a Full‑time, on‑site maintenance and ground crew position responsible for keeping property grounds, common areas, vacant units, and facilities clean and safe.
Responsibilities- Adhere to Morgan’s Maintenance and Emergency Procedures manuals and the Team Member Handbook.
- Maintain property grounds and common areas, ensuring cleanliness and functionality of external fixtures.
- Complete assigned service requests and repairs promptly and safely.
- Inspect properties, pick up trash, and report safety hazards to the Lead Maintenance.
- Clean parking lots, garages, walkways, entryways, and hallways.
- Operate indoor floor scrubbers, leaf blowers, or parking lot vacuums as needed.
- Keep model tour routes free of debris.
- Empty trash cans and clean dumpster/treatment areas.
- Assist with removal of furniture, appliances, and debris from vacated apartments.
- Assist with snow removal and maintenance of pools, ponds, fountains.
- Pick up debris in pet areas, using PPE as required.
- Assist with cleaning vacant units for move‑ins as needed.
- Clean pool areas, chairs, tables, decks, and umbrellas.
- Comply with all training requirements.
- Will need to be on feet 66% to 100% of the time.
- Perform routine maintenance tasks such as bending, stooping, squatting, kneeling, climbing stairs, and working off a ladder.
- Push, pull, and move equipment, appliances, and open or close doors.
- Reach above shoulder height and use fingers to manipulate tools.
- Handle maintenance tools and ladders; use phone or two‑way radio.
- Lift and carry weights up to 150 lbs, with heavier items often assisted.
- Observe areas that require attention and respond to written instructions.
- Read, write, and understand English; provide information and receive instructions from residential management.
- Occasional use of personal transportation to acquire parts or supplies.
- Be available on short notice and have valid driver’s license, insurance, and registration.
- Work outdoors in all weather conditions for extended periods.
- Occasional exposure to paint fumes, solvents, and adhesives; use PPE such as N‑95 mask, gloves, and eye protection.
- High school diploma or equivalent.
- Experience in property maintenance or similar industry.
- Strong customer service skills and the ability to interact professionally with co‑workers, supervisors, guests, vendors, contractors, residents, and the public.
