This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

• Assists and completes work orders generated from resident requests for service and routine upkeep, diagnosing the source or cause of defects and making repairs in accordance with established policies and safety standards.
• Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move‑ins by completing pre‑move‑out inspections, creating punch lists of maintenance work needed, scheduling vendors and contractors, obtaining needed supplies and materials, completing all maintenance tasks and inspecting completed work.
• Develops standards for cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots and other common areas to ensure they reflect Greystar standards.
• Periodically inspects work performed by other service team members, contractor and vendor work, and develops corrective action plans as needed.
• Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools while staying within budgetary guidelines.
• Completes monthly preventative maintenance procedures, assists Community Manager in developing the budget for regular repair and maintenance and capital projects, and supports cost‑cutting and expense control programs by fixing rather than replacing parts when possible.
• Conducts regularly scheduled Greystar safety meetings, ensures all MSDS sheets are current, and keeps up to date on all OSHA and other safety related laws and requirements.
• Demonstrates customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints and completing assigned work orders with efficiency and urgency.

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Knowledge and skill in safe use and maintenance of hand tools and power tools.
• Logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication skills.
• Proficiency in reading, writing and communicating effectively.
• Proficiency in internet, word processing, spreadsheet and database management programs; property management system experience preferred.
• Mathematical skills for reviewing and completing financial, administrative and legal documents.

• EPA certifications Type I and II or Universal for sealed HVAC system work.
• All certifications required by State and Local jurisdictions.
• Valid driver’s license to operate a golf cart on the property, if applicable.

• Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
• Work inside and outside in all weather conditions.
• Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
• Local, routine travel for business meetings, training, or other necessary activities.
• Work a flexible schedule including evenings, weekends, and holidays.
• Supports multiple sites.

The hourly range for this position is $25.00 – $35.00. Base salary may be supplemented with quarterly or annual bonus programs for corporate positions and weekly, monthly or quarterly bonus programs for onsite property positions.
