Maintenance Technician / Mechanic, Building Maintenance, HVAC Tech / Heating Engineer

Responsibilities- Assist with all maintenance requests, preventative maintenance, and amenity area maintenance.
- Complete maintenance work orders for residents (service appliances, plumbing, HVAC, minor electrical, gate systems, pool operations, etc.).
- Respond to and resolve emergency maintenance requests after business hours (weeknights, weekends, and holidays).
- Prepare vacant apartments for rent readiness.
- Perform preventative maintenance work.
- Keep the maintenance shop clean, organized, and stocked with parts.
- Interact directly with residents and maintain accurate logbooks and databases.
- Assist in monitoring contractor work performance.
- Support the Maintenance Manager in meeting budget responsibilities.
- Follow and promote company policies and procedures.
- Prioritize customer service in all activities.
- Perform light cleaning duties if no housekeeper is available (cleaning models, club houses, leasing office, emptying trash, grounds & amenity areas).
- Maintain all amenity areas (pool, compactors, weight rooms, parking decks, etc.) in clean, orderly, and working conditions.
- Wearing a clean, neat uniform is required at all times, including nights and weekends.
- Communicate with residents and prospects in a manner consistent with company standards.
- Listen to and read resident requests and complaints.
- Receive complaints calmly, openly, and professionally.
- Solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance.
- Deliver newsletters, correspondence, etc., to residents' apartments.
- Coordinate, set up, attend, and clean up after resident functions (food, tables, display areas, etc.) as requested by the Community Manager.
Requirements:
- 1-3 years of maintenance experience (apartment maintenance preferred).
- Troubleshooting and problem‑solving skills.
- Basic budgeting or business finance knowledge helpful.
- Refrigeration certification (Type 2 or universal) or obtain within the first 90 days.
- Valid driver’s license free of major moving violations and dependable transportation.
- Ability to use various hand tools and test equipment.
- Ability to bend, stoop, and kneel for extended periods.
- Ability to push and pull up to 300 pounds on wheels.
- Ability to lift up to 50 pounds.
- Ability to climb ladders up to 40 feet.
- Ability to use a hand‑truck.
Physical Requirements
Daily maintenance may involve moving appliances between units, breaking down the property, and handling equipment ranging from 75 to well over 300 pounds. Tasks may include moving commercial laundry machines, repairing building structure, and performing resident service functions such as installing lighting or ceiling fans using step ladders.
