JOB DESCRIPTION SUMMARY
Position performs technical and mechanical work ensuring physical aspects of the property meet cleanliness, appearance, safety, and functionality standards.
JOB DESCRIPTION Essential Responsibilities- Completes assigned work orders from resident requests and preventative maintenance, diagnosing problems and repairing in accordance with company policies and code requirements.
- Completes the “make‑ready” process for vacant apartments: pre‑move‑out inspection, punch list creation, vendor and contractor scheduling, supply procurement, maintenance tasks, and final inspection.
- Follows procedures for accessing and obtaining materials, supplies, equipment, and tools; tracks inventory, returns unused items to the proper location, and notifies the maintenance supervisor of re‑ordering needs.
- Completes documentation and paperwork accurately and timely to enable proper tracking of service requests.
- Assists in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Supports cost‑cutting and expense‑control programs by fixing parts when possible, avoiding waste of materials, and properly using tools and equipment.
- Complies with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly.
- May inspect work performed by contractors, vendors, and service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
- Assists in conducting routine and periodic property inspections to identify safety concerns, ensure the property remains in good repair, and communicate physical needs to management.
- Incumbents must be able to stand, walk, and/or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
- Rare or regular travel may be required to assist other properties, attend training sessions, or attend business meetings as needed.
- Incumbents must be able to work a flexible schedule, including “calls” during evenings, weekends, and holidays.
- EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
- All certifications required by State and Local jurisdictions (applies to all Service Technicians).
- Valid driver’s license to operate a golf cart on property where applicable.
The hourly range for this position is $18.00 – $20.00.
Additional Compensation- Corporate positions: may be eligible to participate in quarterly or annual bonus programs based on individual and company performance.
