Job Overview
This position assumes responsibility for the maintenance and upkeep of a community along with the management of the maintenance and facilities team. The role involves monitoring, inspecting, identifying, and communicating issues and deficiencies through every phase of general maintenance, including carpentry, electrical work, HVAC, plumbing, mechanical equipment, painting, and general hardware. The manager recommends significant mechanical replacements, vendor usage, and maintenance initiatives and is accountable for preventative maintenance and workplace safety following company procedures and guidelines.
Responsibilities- Direct the work of 2 or more maintenance, porter, make-ready, and housekeeping employees.
- Hire and manage performance, including recommending hiring, firing, promotion, or other status changes.
- Plan, monitor, and appraise job results; coach, counsel and discipline employees in conjunction with the General Manager.
- Assess repair needs and estimate time required for repair.
- Monitor the functions of service contractors and community repair and maintenance contractors.
- Conduct inventories of supplies and parts.
- Assign work orders, inspect work performed, and manage efficiency and productivity.
- Request and/or purchase all maintenance supplies and materials cost‑efficiently.
- Maintain disaster preparedness by identifying potential problems, developing response plans, and managing crises.
- Be on‑call for emergencies and projects as assigned.
- Build effective relationships with vendors and contractors.
- Maintain shop, equipment rooms, and storage areas in a neat, organized, and secure condition.
- Participate in performing work order maintenance repairs as needed.
- Utilize new equipment safely, following safety procedures.
- Follow safety procedures and maintain a safe working environment throughout the property.
- Accountable for the property safety program and OSHA compliance.
- Work an 8‑hour daily shift (off on weekends).
- Create maintenance schedule.
- Make recommendations for necessary repairs to management and the facilities committee.
- Review and approve all maintenance invoices.
- Complete reports and monitor all work orders, ensuring they are reviewed and complete within 24 hours.
- Prepare and execute a preventative maintenance program for all building equipment and common areas.
- Ensure all building permits are current.
- Manage relationships with vendors and contractors.
- Actively ensure work order repairs are completed by maintenance staff.
- Occasionally perform repairs and work orders.
- Other tasks and projects as assigned by management.
Previous maintenance supervisor or at least three years of property management maintenance experience required.
Skills & QualificationsStrong experience in supervising staff, interpersonal skills, customer service principles, time‑management skills, and computer literacy (Microsoft Office, Excel, Word). Ability to multi‑task in a fast‑paced environment and respond to emergencies 24/7 with a flexible schedule and weekend availability.

Compensation$85,000 – $95,000 per year.
