- Oversee and coordinate the daily activities of the maintenance team
- Perform routine inspections and maintenance of HVAC systems, electrical systems, plumbing, appliances, washer/dryers & boiler systems.
- Respond promptly to maintenance requests from residents
- Ensure compliance with safety regulations and building codes
- Manage the maintenance budget and track expenses
- Schedule and supervise preventive maintenance tasks
- Conduct repairs on HVAC systems, electrical systems, plumbing, appliances, washer/dryers & boiler systems. , fixtures, and general apartment interiors & swimming pools & pool equipment
- Maintain inventory of maintenance supplies and equipment
- Provide training and guidance to maintenance staff
- Coordinate with outside contractors for specialized repairs and services
- Prepare and maintain records of maintenance activities
- Evaluate the performance of maintenance staff and provide feedback
- Ensure timely completion of work orders and projects
Qualifications & Skills
- Experience in apartment or property maintenance
- Certifications in HVAC, electrical, or plumbing
- Strong leadership and organizational skills
- Excellent problem‑solving abilities
- Ability to work under pressure and meet deadlines
- Proficiency in using maintenance management software
- Knowledge of local building codes and safety regulations
- Bilingual communication skills
- Previous supervisory experience
- High school diploma or equivalent
- 5-10 years of experience in property maintenance
