The primary responsibilities of a GROUNDSKEEPER/PORTER involve the upkeep of the property to enhance and maintain its curb appeal. The GROUNDSKEEPER also assists the rest of the service staff, as directed, in managing the property efficiently and is responsible for ensuring complete training on job duties, Keener policies, and procedures before working.
Duties and Responsibilities- Conducts all business in accordance with established company policies, procedures, and applicable laws (e.g., OSHA, ADA, Fair Housing).
- Checks and replaces exterior lighting regularly.
- If certified for pool maintenance, cleans and maintains the pool as directed.
- Maintains awareness of proper safety precautions.
- Constantly monitors the property and immediately reports or initiates action to correct unsafe conditions.
- Manages utility meter cut offs, apartment and fixture cut offs, and sewer cleanouts.
- Ensures storage areas remain locked when not in use.
- Physically walks the property daily, removes litter and debris from areas such as the pool area, laundry room (if applicable), mail areas, dumpster areas, recreation areas, grounds adjacent to the road, walkways, parking lots, and drives.
- Performs “trash outs” duties at vacant apartments, removing abandoned furniture, trash, and boxes, and transferring them to dumpsters or storage.
- Cleans the pool, spa, filters, office, restrooms, clubhouse, laundry room, exercise room, vacant apartments, drains, exterior lights, and common areas.
- Removes and disposes of trash and keeps breezeways clean.
- Assists with apartment maintenance, including installation of sinks, screens, weather stripping, removal of refrigerators, water heaters, dishwashers, locks, doors, stoves, toilet seats, monitoring AC lines, unclogging sinks and toilets, drywall repair, and installation of ceiling fans.
- Pressure washes the exterior of buildings.
- Pick up supplies, deliver packages and notices.
- Repairs fences.
- Paints office areas, windows, cabinets, outer lobby, laundry room, signs, restrooms, exercise room, and rails around the pool.
- Details property regularly by cleaning and raking shrub areas, shoveling mud, and using a leaf blower to keep sidewalks and walking areas clear of loose grass.
- Repairs and replaces windows, screens, sliding glass doors, etc.
- Performs routine maintenance as requested by the Community Manager and/or Lead Maintenance Technician.
- Assists with physical tasks such as tearing down fences, digging post holes, and carrying abandoned sofas.
- Assists with “make‑ready” duties when requested by the Lead Maintenance Technician or Community Manager.
- Helps clean and maintain storage areas.
- Performs interior and exterior painting duties as requested, carrying buckets of paint from storage to work sites.
- Completes minor and routine service requests and follows procedures when service requests are performed.
- Changes locks and makes keys when directed.
- Distributes resident communications, including upcoming events, pest control notices, and newsletters.
- Performs work‑area clean‑up and safety‑related duties.
- Assists in keeping grounds neat by raking, sweeping, and shoveling as circumstances warrant.
- Performs all work with residents’ satisfaction in mind, aiming for scores above industry averages on move‑in, work order, and pre‑renewal surveys.
- Promotes the Keener Cares culture, ensuring all personnel understand the importance of extending this philosophy to one another, vendors, and residents.
- Becomes familiar with the company’s strategic goals each year and strives to accomplish the site‑level objectives.
- Strives for superior customer service within the company and externally with residents and vendors.
- Performs any additional duties assigned by the Community Manager and/or Lead Maintenance Technician.
- Must meet all physical requirements and be able to take directions.
- High school diploma or equivalent preferred.
- Required to wear back‑support belts, gloves, and other personal protective equipment as tasks dictate.
- Minimum 40 hours per week; schedule may change and weekend work may be required.
