As a Porter/Groundskeeper, you maintain a safe, clean, and attractive environment for employees and residents. You are responsible for the interior and exterior of the property, including lobbies, hallways, stairwells, elevators, recreation areas, fountains, business centers, parking areas, and refuse areas.
Responsibilities- Keep property grounds free of trash, waste, and refuse throughout the day.
- Maintain landscaping and watering as needed.
- Perform periodic maintenance on all common areas of the property as scheduled.
- Engage with residents professionally, ensuring a safe working and living environment.
- Adhere to a safety-first approach to all tasks.
- High school diploma or GED required; minimum 1 year of work experience in property management, hospitality, or similar service industry.
- Prior groundskeeping, custodial, janitorial, or residential maintenance experience preferred.
- Valid driver’s license to operate company-owned vehicles or drive personal vehicle for work.
- Excellent verbal and written communication skills.
- Strong organizational and time‑management skills and ability to meet goals and deadlines.
- Ability to work efficiently in a fast‑paced, high-volume environment.
- Basic proficiency with Microsoft Office Suite.
- Work hours:
7:30 AM to 5:00 PM, Monday through Friday, with occasional weekends. - Occasional travel may be required.
- Must be able to lift or move items up to 25 lbs frequently, up to 50 lbs occasionally.
- Ability to use hands and tools, maintain adequate vision, and exercise stamina and dexterity.
- Ability to move about the property, endure standing, walking, climbing stairs and ladders, stooping, kneeling, crouching, crawling, and working in various weather conditions and variable climates.

- 40 vacation hours in first year.
- Paid sick leave per state requirements; at least 40 hours of paid sick leave in states with no state mandate.
