PROJECT SERVICE TECHNICIAN (HVAC, Make Ready)

Summary of Responsibilities

The Service Technician is to assist the Lead Service Technician in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Community Manager .

Key Performance Indicators

A successful Service Technician will routinely achieve the following performance metrics:

Maintenance expenses within the Community’s Maintenance Budget

Work Order completion within 3 days of submission

Make Ready completion within 5 days of moveout

Monthly completion of Hug-a-Building and Preventative Maintenance Work Orders

Technical Responsibilities

Make Readies : make ready process, float and texture, hardware installation, flooring, paint, cabinetry, plumbing fixtures, caulking, windows

Completes the MAKE READY PLANNING & PUNCHLIST prior to commencing work in a make ready by using the right-hand method

Obtains approval of the MAKE READY PLANNING & PUNCHLIST prior to commencing work

Utilizes the MAKE READY PLANNING & PUNCHLIST during the make ready by initial izing completed scopes

Completes independent quality review s for the MAKE READY PLANNING & PUNCHLIST
