Humble, TX Position Summary The Assistant Maintenance is responsible for helping preserve the safety, appearance, functionality, and overall condition of the community while delivering exceptional customer service to residents. This position performs general maintenance, apartment make-ready work, preventive maintenance, grounds care, and emergency repairs while supporting the Lead Maintenance and Property Manager.
Essential Duties and Responsibilities Resident Service & Maintenance Respond to resident service requests promptly and professionally.
Perform plumbing, electrical, HVAC, appliance, carpentry, drywall, painting, and general maintenance repairs within the scope of the position.
Maintain accurate work order documentation.
Provide courteous customer service while working in occupied apartments.
Apartment Turnovers & Preventive Maintenance Prepare vacant apartments in accordance with Arbor make-ready standards.
Assist with preventive maintenance and inspections.
Property Appearance & Grounds Maintain grounds, common areas, pool, landscaping, exterior lighting, and curb appeal.
Prepare the property for seasonal weather events, including freeze conditions, in accordance with company procedures.
Safety, Compliance & Team Support Assist with inspections, inventory, contractor coordination, meetings, training, and other assigned duties.
On-Call Responsibilities Participation in the company's rotating on-call schedule is an essential function of this position. On-call assignments vary based on the number of maintenance employees assigned to a community and may be shared between nearby sister properties.
Remain available by phone during assigned on-call periods.
Respond to emergency maintenance calls within the company's response time requirements.
Report to the property when an in-person response is necessary.
Document emergency service requests and repairs performed.
Communicate significant emergencies or safety concerns to the Lead Maintenance and/or Property Manager.
Provide professional customer service during after-hours emergencies.
Comply with all company on-call policies and procedures.
Success Factors Responds promptly to service requests.
Maintains quality repairs and curb appeal.
Demonstrates professionalism, accountability, and teamwork.
Works safely and protects company assets.
Qualifications Education High School Diploma or GED required.
Experience One (1) to three (3) years of apartment or general maintenance experience required.
Experience with apartment maintenance trades preferred.
Licenses & Certifications Valid driver's license required.
EPA Type II preferred.
CPO preferred where applicable.
Knowledge, Skills & Abilities Working knowledge of apartment maintenance systems.
Ability to safely operate hand and power tools.
Basic computer skills, including Outlook and App Folio (training provided).Strong customer service and communication skills.
Tools Required Assistant Maintenance employees are required to provide and maintain their own basic maintenance tools as a condition of employment. Arbor Property Management maintains a separate Required Maintenance Tool List identifying the minimum employee-owned tools required for this position.
Driving Requirements Reliable personal transportation may be required to obtain parts and supplies.
Maintain a valid driver's license, registration, and insurance when using a personal vehicle for company business.
Physical Requirements & Work Environment Work indoors and outdoors in varying weather conditions.
Frequently climb, kneel, crawl, bend, and lift up to 100 pounds with or without reasonable accommodation.
Use required PPE and follow OSHA and company safety policies.
