The Maintenance Lead is a full-time, on-site role located in Humble, TX, responsible for overseeing the day-to-day maintenance operations of a residential community. This role coordinates and performs routine, preventive, and corrective maintenance on building systems, equipment, and apartment homes to ensure safety, functionality, and resident satisfaction. Daily tasks include diagnosing and troubleshooting maintenance issues, completing work orders, supervising or mentoring maintenance staff, and partnering with property management on maintenance priorities and schedules.
The Maintenance Lead also assists with vendor coordination, ensures compliance with safety standards and company policies, and helps maintain an organized inventory of tools and supplies.
- Strong skills in equipment maintenance and preventive maintenance to ensure reliable operation of building systems and assets.
- Experience in general maintenance, maintenance & repair, and routine upkeep of residential or commercial properties.
- Ability to diagnose issues and perform effective troubleshooting across electrical, plumbing, HVAC, and appliance systems.
- Previous leadership or supervisory experience in a maintenance or facilities role is preferred.
- Working knowledge of safety regulations, building codes, and proper use of tools and equipment.
- Strong organizational skills, attention to detail, and ability to manage multiple work orders and priorities.
- Effective communication skills and a customer service mindset when interacting with residents, team members, and vendors.
- Ability to work on-site, respond to emergency calls as needed, and perform tasks that may require lifting, climbing, or extended periods of physical activity.
- High school diploma or equivalent; relevant technical training or certifications (e.g., HVAC, electrical, plumbing) are a plus.
