Maintenance Technician / Porter

Casa Bonita Senior Apartments – Huntington Park, CA.

We are currently seeking a reliable and skilled Maintenance Technician / Porter. This position is a 50% Maintenance Technician and 50% Porter role.

Key Responsibilities
  • Inspects property and equipment daily to determine need and extent of service, equipment required, type and number of operation and maintenance personnel needed.
  • Responds to service requests on a first in, first out basis (except in emergencies) and in accordance with Fair Housing guidelines. Documents work done, parts used, disposition and time spent.
  • Implements and supervises the Preventative Maintenance program.
  • Reviews and updates quarterly, semi‑annual and annual preventative maintenance schedules to include changing HVAC filters, fire detector batteries, other safety devices, cleaning gutters and inspecting for leaks.
  • Completely and submits monthly property safety inspection reports to the Resident Manager.
  • Assists with apartment turnover as requested by the Resident Manager, including maintenance, repair or renovation duties and obtaining bids for additional work from outside contractors.
  • Directs contracted projects to verify adherence to specifications.
  • Purchases and maintains records of building and maintenance supplies, machinery, equipment and furniture.
  • Utilizes safety equipment (e.g., back support devices, eye protection, gloves, masks).
  • Compiles records of labor and material cost for building operations and issues cost reports to owners or managing agents.
  • Assembles and analyzes contract bids and submits bids and recommendations to superiors for action.
  • Responds to emergency calls 24 hours a day, 7 days a week. Overtime may be required.
  • Provides emergency on‑call services on a rotating basis with other maintenance staff. Overtime may be required.
  • Plans with the Service Technician at a sister property to be on call if unavailable for emergency calls, notifying Supervisor and the Partner property Manager.
  • Supports office staff in safety and security efforts of the property.
  • Keeps the Maintenance Shop neat and organized, maintaining company tools, equipment and other items in satisfactory condition.
  • Maintains professionalism and friendliness with community residents.
  • Assesses situations requiring assistance or specialized equipment and responds appropriately.
  • Communicates effectively with Property Manager daily to ensure all objectives are met and property meets company standards.
  • Handles communication with Property Manager regarding suppliers or vendors for safe and efficient operation.
  • Troubleshoots, diagnoses, and corrects heating, air conditioning, and appliance problems.
  • Diagnoses and repairs equipment or appliances not clearly visible or reachable under counters, on ceilings, etc.
  • Re‑keys locks and cuts keys.
  • Repairs electrical and plumbing problems.
  • Provides carpentry and sheet‑rock repairs.
  • Improves cleanliness of the property, including trash and hallways.
  • Monitors maintenance inventory, parts, cleaning supplies and places replacement orders.
  • Uses power machinery properly and safely.
  • Drives to local areas when necessary.
  • Keeps cellular telephone on during working hours and on call.
  • Familiar with property rules and regulations and informs Property Manager of any non‑compliance.
  • Is not authorized to sign any forms, applications or other documents on behalf of WSH Management Company or its affiliates.
  • Cleans and polishes lighting fixtures, marble surfaces and trim.
  • Cleans all common areas (rooms, hallways, lobbies, lounges, laundry centers, rest rooms, corridors, elevators, stairways, and other work areas).
  • Sweeps, scrubs, waxes, and polishes floors.
  • Cleans rugs, carpets, upholstered furniture and draperies using cleaning and extracting machines.
