Maintenance Technician

The Maintenance Technician is responsible for performing maintenance and other duties to ensure the preservation and upkeep of the building, fixtures, and residential spaces.

Classification:
Full-time, Hourly/Non-Exempt

Shift: Monday-Friday, 8am-5pm, May be scheduled for morning, afternoon, or evening shifts during the regular workweek and on weekends. This position is responsible for the emergency phone.

Compensation: $20-$22 per hour DOE (eligible for monthly commissions)

Essential Duties and Responsibilities:

  • Respond to resident/management service requests for occupied and vacant rental units.
  • Repair/replace appliances, plumbing, and air conditioning/heating/electrical systems as needed.
  • Repair/replace apartment materials and perform maintenance requests.
  • Identify and perform routine preventative maintenance assignments.
  • Inspect and repair vacant units and prepare for move-ins.
  • Work on-call as scheduled, weekend shifts, and overtime as necessary and pre-approved by the Maintenance Supervisor or Property Manager.
  • Perform tasks and operate machinery in a safe manner and in compliance with safety procedures.
  • Complete grounds work, such as grounds pick up, sweeping, and light landscaping.
  • Perform other duties as requested to support property operations.
  • Requirements:

    Education and/or

    Experience:

    Required:

    • High school diploma or GED.
    • Minimum two years' general residential maintenance experience, preferably at a LIHTC property.
    • Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.
    • Certifications/licenses as required by local, state, or other regulations.
    • Must have reliable transportation, maintain auto insurance, and have a valid driver's license.
    • Strong communication and customer service skills.
    • Ability to work on-call as scheduled and work weekends and after hours as necessary.
    • Must be able to pass a background and drug screen.

    Preferred:

    • Bilingual or multilingual skills.
    • Pool Certification.
