The Employee Housing Maintenance Supervisor is responsible for overseeing the maintenance, repair, and day-to-day operation of the dormitory facilities to ensure a safe, clean, and functional living environment for residents and staff. This position supervises maintenance operations, coordinates preventative maintenance programs, responds to facility emergencies, and performs hands-on maintenance work as needed. The Employee Housing Maintenance Supervisor works closely with Employee Housing staff to ensure timely resolution of maintenance requests and compliance with safety standards.

• Work cross-functionally with the Maintenance Division and Employee Housing team to ensure safe, functional, and well-maintained accommodations across all housing types, including dormitories, houses, apartments, and condos.
• Perform, oversee, and coordinate routine, preventive, and emergency maintenance for housing facilities, including building systems and equipment.
• Respond promptly to maintenance emergencies, including plumbing, electrical, HVAC, and other building system issues.
• Learn seasonal cadence to proactively plan common areas and accommodation maintenance, resets, and seasonal readiness.
• Conduct regular facility inspections to identify maintenance needs, safety concerns, and preventative repair opportunities.
• Assist in establishing and maintaining general tiered response times for maintenance requests to set clear expectations for residents.
• Coordinate with the Employee Housing team to communicate planned maintenance activities, including advance notice for high-impact repairs or utility shutoffs.
• Coordinate with Employee Housing leadership to obtain vendor quotes and support capital expenditure planning, budgeting, and long-term facility improvements.
• Perform and/or coordinate minor and major repairs, including carpentry, drywall, painting, flooring, doors, windows, locks, and cabinetry.
• Troubleshoot and coordinate repairs of electrical systems (lighting, switches, outlets, and control circuits) within scope of qualifications.
• Perform basic plumbing repairs, including leak repairs, drain unclogging, fixture replacement, and routine system maintenance.
• Monitor and coordinate HVAC maintenance and repairs to ensure system reliability and resident comfort.
• Oversee and inspect work performed by outside contractors and vendors to ensure quality, safety, and compliance with facility standards.
• Maintain inventory of maintenance supplies, tools, and equipment; reorder materials as needed to support operations.
• Ensure accurate documentation of maintenance records, inspections, preventative maintenance schedules, and work orders.
• Ensure compliance with safety procedures, building codes, OSHA regulations, and organizational policies.
• Maintain a professional, service-oriented approach when interacting with residents, staff, contractors, and visitors.
• Participate as appropriate in an on-call rotation for after-hours maintenance emergencies.

• Valid U.S. Driver’s License required
• 3–5 years of facilities maintenance experience, with supervisory or lead experience preferred.
• Experience maintaining residential, dormitory, apartment, hotel, or institutional facilities preferred.
• Working knowledge of general building systems, including HVAC, plumbing, electrical, carpentry, painting, and general building maintenance.
• Proven ability to diagnose, troubleshoot, and resolve a wide variety of mechanical and building system issues.
• Strong leadership, communication, and organizational skills with the ability to coordinate work across teams and vendors.
• Ability to prioritize and manage multiple requests in a fast‑paced environment, including emergency response situations.
• Experience using computerized maintenance management systems (CMMS) or similar work order systems is preferred.
• Flexibility to work varying a schedule, including weekends, holidays, and early or late shifts .
• Engage in physical activities like standing for long periods of time, walking, bending, crouching, and utilizing hands for tasks that involve gripping, handling, and reaching.
• Can safely lift and/or move up to 25 pounds and lift and/or move up to 55 pounds.
