Position: DIRECTOR OF PLANT OPERATIONS - PLANT MAINTENANCE - FT DAYS
Location: Maryville

Job Summary:

Responsible for assisting in the planning, directing, organizing, staffing and control of the physical plant of Anderson Hospital. And it’s associated buildings and systems. The goal of this position is to direct the daily operations of the department to ensure a safe, comfortable environment for the patients, staff and visitors of Anderson Hospital properties and to protect, maintain and preserve it’s assets.

Job Responsibilities:

Insures that adequate resources, including supplies and equipment, are present to complete department requirements and insures that all record keeping is completed and accurate.

Evaluates recognized need or request for maintenance, repairs or projects. Monitors completion and the quality of work performed by employees of Maintenance Department and maintains records of completed projects for future reference.

Insures the timely completion and accuracy of the department payroll.

Establishes and maintains a comprehensive Building Maintenance Program.

Trains staff on Preventative Maintenance and documentation.

Monitor work performance to insure staff competence, inspects employee work areas to insure a competency level of 90%.Insures that hospital utility and support system are maintained and functioning at its peak efficiency.

Notifies appropriate outside contractors when maintenance department has exhausted all other internal resources but cannot complete repairs in a timely manner on critical equipment or systems.

Maintains records of repairs or modification.

Insures that all work orders, preventive maintenance and projects are completed in a timely manner and appropriate documentation is accurate and on file.

Insures Preventive Maintenance policies and procedures are completed and up to date. Assists in writing policies and procedures as needed for the operation of the department.

Insures work orders are scheduled and completed in a timely manner with customer satisfaction maintaining high priority, including working with other departments to schedule and complete projects, maximizing efficiency and minimizing downtime.

Schedule various contractors and oversees work to monitor quality and assure completion in a timely manner.

Insures all work is conducted in regard to Anderson Hospitals policies and procedures pertaining to ILMS (Interim Life Safety Measures) and Infection Control issues. Insures all projects are conducted in a safe manner and all applicable life safety codes are utilized and strictly adhered to.

Routinely inspects hospital physical plant and construction projects to insure compliance with codes and standards.

Participates in the selection process for new Maintenance employees.

Participates in the disciplinary actions involving Maintenance employees.

Documents and maintains records for construction projects, inspections, findings of various independent contractors or during these inspections.

Documents departmental performance and operations indicators.

Informs administration of any situation that could adversely effect the operations of Anderson Hospital.

Assists in preparation of budgets annually to insure adequate manpower and supplies for the department and manages those budgets to insure accuracy.

Develops and implements departmental objectives and other improvement initiatives.

Education and Experience Requirements:

High school diploma and equivalent 10 years related experience. Trade school, military certificate of training to Bachelors degree of a Plant Maintenance related field preferred. Knowledgeable in the regulatory requirements pertaining to hospital engineering. Familiar with all aspects of Plant Maintenance in a healthcare environment with emphasis on the life safety codes and the Environment of Care.
