Brennan Investment Group is seeking a Property Manager to join our growing team! The Property Manager supports the Operations function of the Single Tenant Net Lease (STNL) division of Brennan Investment Group, a privately held industrial real estate investment firm that acquires, develops, and operates industrial properties in select major metropolitan markets throughout the United States. This role is an exciting opportunity to oversee a national portfolio of single-tenant, net-leased industrial properties while playing a key role in driving asset performance and tenant satisfaction.

As the primary day-to-day contact for tenants, the Property Manager will manage property operations, lease administration, financial performance, maintenance oversight, and capital projects across assigned assets. This position will also partner closely with Portfolio Managers on lease renewals, strategic initiatives, and portfolio optimization efforts. The ideal candidate is proactive, relationship-driven, and passionate about delivering exceptional service.

Location: Onsite in Rosemont, IL

Hours: Monday – Friday; 8:30am – 5:00

Responsibilities:
  • Be a Good Partner.
  • Take full accountability and front line operational responsibility for an assigned portfolio of STNL properties.
  • Manage assigned assets with adherence to Brennan’s Operating Principles and in accordance with Brennan’s national operating Policies and Procedures.
  • Collections:
    Primarily responsible for monthly rent and additional rent/ad hoc collections from tenants.
  • Operating Expenses:
    Primarily responsible for ensuring timely payment of real estate taxes, insurance and other operating expenses. Shall ensure that each assigned property has a tax appeals consultant.
  • Capital Expenditures:
    Ensure that tenants address any deferred maintenance / immediate repair items on a timely basis in accordance with lease and loan requirements. Maintain up to date records of each asset’s physical conditions to ensure that necessary replacements are made via lease enforcement. Regularly visit assigned properties to ensure tenants are maintaining the properties in good condition and repair.
  • Servicing:
    Communicate timely and effectively with tenants, lenders and partners including coordination of rent and lease notices, reserve draw requests, compliance with insurance requirements, tax escrows, leasing, capital projects and other approvals.
  • Tenant Credit Analysis:
    Gather, chart in Excel and help analyze quarterly/annual tenant financials. Regularly visit properties to observe and gather and report information about tenant operational health, including potential opportunities for new business.
  • Assist in the preparation for and leasing of vacant spaces including coordination with contractors and 3rd party leasing teams.
  • Assist Accounting and Senior Management in the preparation and review of annual budgets, monthly/quarterly reports, rent rolls and billing adjustments, operating statements, JV/lender reporting, and capital expenditures.
Property Management:
  • As Landlord, administer and enforce all lease contracts with tenants.
  • Ensure tenant compliance with lease maintenance, repair and replacement obligations, insurance requirements, and applicable use regulations.
  • Directly oversee third-party property managers (if any), facilities engineers, security services, and other vendors as necessary.
  • Manage onboarding new tenants and retaking of spaces upon expiration or eviction/surrender, including coordination of all aspects of property and facility management.
  • Primary contact for all matters that may arise as a result of BIG’s ownership of the property.
Qualifications:

Education & Experience
  • Bachelor’s degree, major in Real Estate, Finance, Business, Economics, Construction Management, or a related field preferred.
