POSITION SUMMARY:
The Buildings & Grounds Maintenance Technician is responsible for maintaining the physical condition, safety, and cleanliness of the facility and surrounding property. This role ensures that building systems, grounds, and infrastructure are well-maintained to support efficient, safe, and compliant production operations.
POSITION
DUTIES & RESPONSIBILITIES:
Perform routine inspection, maintenance, and repairs of interior and exterior building structures
Maintain and troubleshoot basic building systems, (lighting, HVAC support, plumbing fixtures)
Maintain lighting systems, replace fixtures and bulbs, and address general electrical issues within scope
Complete painting, patching and general upkeep of production and office areas
Coordinate minor construction and facility projects
Maintain and inspect facility racking systems to ensure stability, safe storage, and compliance with standards
Ensure production and office areas are clean, organized, and safe Ensure cleanliness, organization, and readiness and operational readiness of both interior and exterior facility areas for daily operations and audits
Ensure exterior property including lawns, parking lots, sidewalks, landscaping, drainage, safety requirements, etc are maintained
Report and coordinate repairs for pavement, drainage, and exterior structures
Support preventive maintenance programs and building infrastructure
Coordinate with external contractors and specialized repairs & inspections
Serve as primary point of contact for external contractors including HVAC, plumbing, lawn care, landscaping, & snow removal
Monitor seasonal needs, coordinate services, and ensure contractors maintain grounds to company expectations and safety standards
Supervise contractor work onsite to ensure safety compliance and quality of work Verify completion of services and approve work according to scope and standards
Track vendor performance, service records and recurring maintenance schedules
Assist in obtaining quotes and coordinating with management on vendor selection
Follow all safety policies and OSHA regulations
Identify and report safety hazards
Maintain compliance with environmental and waste disposal requirements
Support emergency response and facility readiness
Maintain maintenance logs, inspection reports, and work orders
Track service schedules and ensure timely completion of recurring maintenance
Assist with facility systems and support maintenance team activities as needed
Support continuous improvement initiatives related to facility efficiency and safety
Respond to facility-related requests in a timely manner

SUPERVISORY RESPONSIBILITIES:
NONEEDUCATION & EXPERIENCE High school diploma or GED preferred3+ years of experience in building maintenance, facilities maintenance or similar role Experience in manufacturing environment preferred
Familiarity with Computerized Maintenance Management Systems Forklift Certification or ability to obtain
Basic understanding of manufacturing facility infrastructure
KNOWLEDGE Basic knowledge of plumbing, electrical, carpentry, and general repair
Basic computer skills for tracking work orders and service records
Familiarity with industrial facility systems and equipment
Ability to operate buildings & groundskeeping equipment
SKILLS & ABILITIES Experience coordinating and working with external contractors and/or vendors
Strong troubleshooting and problem-solving skills
Ability to read and follow maintenance manuals and procedures
Strong Communication and organizational skills
Ability to prioritize tasks and manage multiple service schedules
Reliability with strong attention to detail and follow-through

Ability to work independently and cross-functionally
OTHER REQUIREMENTSOccasional Weekends Occasional Evenings Occasional travel to training seminars, compliance workshops, or sister facilities.
Flexibility to work outside standard hours, including evenings or weekends, as required by operational needs.
Occasional overtime or on-call responsibilities
WORK ENVIRONMENT:
Exposed to work in manufacturing /machining area settings with exposure to oil, coolant, and metal residues
Combination of office, manufacturing floor, and outdoor environments
Exposure to industrial noise, machinery, and weather conditions
Requires long periods of standing and/or sitting
At times, work is completed in a manufacturing facility always requiring appropriate protective equipment
PHYSICAL DEMANDS:
Lift and carry a maximum of 50 pounds
Ability to work both indoors and outdoors in varying environmental conditions and temperatures typical of manufacturing settings
Wear protective eyewear and/or other protective gear correctly
Frequent standing, sitting, walking, bending, climbing ladders, crawling, reaching, crouching, twisting, lifting, and pushing
