Position overview:
The Service Manager will oversee the day-to-day maintenance of an assigned asset. This role ensures physical assets are maintained to high standards, manages on-site maintenance teams, optimizes preventive maintenance programs, and ensures safety and operational compliance. The ideal candidate is a hands-on leader with strong technical skills, excellent organizational abilities, and a proactive, solutions-driven mindset. The Service Manager reports to the Operations Manager.
- Maintenance leadership and team support: provide hands-on leadership to on-site maintenance teams across B&H properties to ensure high-quality service; train, mentor, and support development of maintenance staff; participate in hiring, onboarding, coaching, and performance reviews; foster a culture of safety, accountability, and high performance.
- Preventive maintenance and asset management: develop and implement preventive maintenance programs; conduct regular inspections and audits; ensure accurate replacement of capital items and proper repair-vs-replacement decisions; ensure completion of work orders within 48 hours (excluding emergencies) and unit turns within five working days unless directed by the Operations Manager; perform on-site work as needed.
- Project and capital improvement coordination: collaborate with Operations Managers to schedule and execute capital improvement and renovation projects; schedule vendor work to ensure timely execution and quality results.
- Regulatory compliance and safety: ensure all maintenance operations comply with OSHA and local, state, and federal requirements; promote safe working practices and adherence to company policies.
- Vendor and contractor management: manage vendor relationships and oversee third-party contractors for HVAC, plumbing, landscaping, and general maintenance; monitor vendor performance for cost-effectiveness and quality.
- Inventory and procurement oversight: maintain inventory control of tools, equipment, and maintenance supplies; oversee procurement processes to ensure timely and budget-conscious purchasing across sites.
- Emergency response and on-call coverage: respond to emergency maintenance issues and provide after-hours support; ensure maintenance staff participate in on-call rotation as needed.
- Grounds and curb appeal: maintain property grounds to ensure a clean, safe, and welcoming environment; support seasonal curb appeal efforts across multiple properties.
- Cross-property collaboration: oversee day-to-day maintenance of the assigned B&H portfolio; provide assistance to other assets as needed to drive company goals and operational success.
- Minimum of three (3) to five (5) years of demonstrated success in apartment maintenance or a related field.
- Three (3) to five (5) years of experience in HVAC or formal technical training in heating and air conditioning is required.
- EPA certification required for refrigerant handling, or willingness to obtain certification upon hire.
- HVAC certification required.
- For positions that require travel between properties, a valid driver’s license and reliable transportation are required.
- Working knowledge of OSHA standards and other environmental safety standards.
- Self-motivated with the ability to complete tasks and negotiate competitive pricing of supplies and contracted work.
- Provide your own hand tools (including power drills, impacts, and all non-powered hand tools); able to operate all necessary tools to perform the essential functions.
- Able to multi-task, prioritize work orders, and exhibit strong attention to detail.
