CYM Living is seeking an experienced and results‑driven Regional Maintenance Manager to oversee all maintenance operations across a portfolio of multifamily communities in the Indianapolis market. This leader will provide strategic direction, operational oversight, and hands‑on support to Maintenance Supervisors and onsite teams to ensure properties are maintained to the highest standards of safety, efficiency, resident satisfaction, and asset preservation.
The ideal candidate is a proactive leader with extensive multifamily maintenance experience, strong technical expertise, and a proven ability to develop teams, manage vendors, and drive accountability across multiple locations.
Key Responsibilities- Provide leadership and oversight of all maintenance operations within the Indianapolis portfolio.
- Supervise, mentor, and develop Maintenance Supervisors and onsite maintenance teams to drive performance and accountability.
- Conduct daily site visits to evaluate property conditions, curb appeal, shop organization, and adherence to company standards.
- Establish and monitor preventative maintenance programs to maximize equipment life and minimize emergency repairs.
- Ensure timely completion of work orders, apartment turns, and capital projects while maintaining quality standards.
- Partner with Operations leadership to identify operational efficiencies and implement best practices across the portfolio.
- Assist in preparing and managing maintenance budgets, including labor, supplies, contracts, and capital expenditures.
- Review and approve maintenance‑related invoices, proposals, and vendor contracts as required.
- Coordinate and oversee third‑party vendors and contractors to ensure quality workmanship and cost effectiveness.
- Monitor inventory controls and purchasing practices to optimize expenses and reduce waste.
- Ensure compliance with all federal, state, and local regulations, including OSHA and company safety policies.
- Respond to escalated maintenance issues and provide guidance during emergency situations.
- Participate in after‑hours emergency response and provide support to onsite teams as needed.
- Develop and implement training programs to enhance technical skills and leadership capabilities within the maintenance organization.
- Prepare and present maintenance reports, performance metrics, and recommendations to senior leadership.
Candidates should possess strong working knowledge and experience in the following areas:
- Electrical systems
- Plumbing systems
- HVAC diagnostics and repair
- Appliance repair
- Locks and key systems
- Basic carpentry
- Painting and drywall repair
- Building systems and preventative maintenance
- Janitorial operations and grounds maintenance
- Snow removal coordination
- Capital project execution
- Vendor management
- Minimum of 5 years of progressive leadership experience in multifamily maintenance, including experience as a:
- Maintenance Supervisor
- Area Maintenance Supervisor, and/or
- Regional Maintenance Manager
- Proven experience managing maintenance operations across multiple properties.
- Strong leadership, coaching, and team development skills.
- Excellent organizational and time management abilities with the capacity to prioritize competing demands.
- Ability to communicate effectively, both verbally and in writing.
- Strong problem‑solving and decision‑making skills.
- Demonstrated ability to work independently and take initiative.
- Proficiency with property management and maintenance software systems.
- Commitment to delivering exceptional customer service to residents and internal stakeholders
- High school diploma or equivalent required.
