Maintenance Technician I – Full time – Irvine, CA – Pay range $43,500.00 - $60,500.00.

Responsibilities- Perform daily cleaning and maintenance tasks to maintain the appearance of common areas, grounds, and amenities.
- Clean and sanitize high‑traffic areas, including lobbies, hallways, elevators, and recreational spaces.
- Monitor and maintain cleanliness of outdoor spaces, including sidewalks, parking lots, and landscaping.
- Ensure trash and recycling areas are regularly emptied and kept tidy.
- Conduct routine inspections to identify and report maintenance or safety concerns.
- Address minor maintenance issues such as light bulb replacement, paint touch‑ups, and furniture assembly.
- Assist residents with moving in and out of apartments, including loading/unloading belongings.
- Provide friendly and responsive customer service, addressing residents' needs and concerns in a courteous manner.
- Work collaboratively with the team to ensure a positive resident experience.
- Maintain outdoor landscaping, including mowing lawns, trimming bushes, and planting flowers.
- Keep outdoor areas clear of debris and litter.
- Complete work orders.
- 0‑1 year of experience in custodial/maintenance work.
- A valid driver’s license.
- Ability to communicate with associates and residents to provide customer service.
- Ability to read and understand policies and procedures including Key Control Policy, Apartment Home Turnover Policy, and all Maintenance Emergency policies and procedures.
- Ability to identify cleaning and chemical supplies, read and understand Hazard Communication Safety Data Sheets (SDS), understand proper applications of chemicals and general cleaning supplies, and handle these products frequently.
- Knowledge of Personal Protective Equipment (PPE) and ability to use it properly.
- Basic understanding of emergency systems, shutoffs, locations and sequence of operations.
- Demonstrates knowledge of paint types and paint tools.
