Service Manager ($38.37)
Position Summary:
The Service Manager I oversees maintenance operations for communities of up to 500 apartment homes and leads a maintenance team to provide excellent customer service, perform service requests, preventative maintenance, and unit turnovers. Manages the budget and inventory, ensures adherence to company standards and safety/Occupational Safety and Health Administration (OSHA) regulations and collaborates on asset preservation and operational excellence initiatives.
Key Responsibilities:
Hires, trains, coaches and manages the performance and development of team members, ensuring established performance metrics and objectives are achieved. Anticipates customer's needs, models excellent customer service, and empowers Associates to take ownership and resolve questions and concerns promptly and professionally. Supervises and ensures community common areas, grounds and vacant units are consistently maintained to company standards, proactively identifying and resolving any potential hazards.
Drives efficient and high-quality community maintenance operations by managing all work order completion, unit turnover processes, preventative maintenance, vendor and project coordination, inventory and purchasing/invoicing, ensuring accurate documentation in the appropriate operating platform. Drives team performance toward achieving and exceeding financial metrics and Key Performance Indicators (KPIs) through strategic planning, resource allocation, and performance monitoring. Oversees financial and operational compliance ensuring accuracy through regular audits, walks and discrepancy resolution Performs field duties, including but not limited to, completing service appointments, unit turns, preventative maintenance, amenity cleaning and inspections.

Environmental Protection Agency (EPA) 608 (Core and Type II) certification required The physical requirements for this position include:
Below waist lift - 48lbs, Below to above waist lift - 34lbs, Push/pull (walking) - 60lbs force, Ladder climbing

- Average of 20 seconds or more per leg Travel between communities may be required daily. Ability to perform these functions at multiple sites is required. After hours on-call support as needed Valid California driver's license;
Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.)
