Description

The Facilities Manager will oversee and monitor all maintenance services, site renovations, long and short-term site planning, and licensing requirements where applicable at our Jackson, Lenawee, and Hillsdale County locations.

1. Supervise building and grounds maintenance on a daily basis for all assigned agency sites.
2. Develop a schedule for preventative maintenance for buildings, sites and equipment of the buildings, sites and equipment assigned.
3. Ensure that all work needed to maintain buildings and grounds is completed in a timely fashion.
4. Ensure all agency work orders are fulfilled in a timely fashion.
5. Make sure snow and ice are removed from the parking lot, sidewalks and steps of building. 6. Mow property where required.
7. Demonstrate flexibility, adaptability, and self-direction in daily activities.
8. Maintain inventory record of tools and equipment.
9. Fill all orders for supplies as required and deliver to out-county sites as needed. 10. Remove trash from Jackson building. 11. Prepare estimates for site renovation. 12. Prepare bid packets and solicit for bids where applicable. 13. Project and identify for future equipment needs, equipment repair and site renovation to conform with Federal, State and Local regulations. 14. Follow CAA financial policies and procedures in purchasing and securing equipment.

15. Work with local and state public utilities and agencies to ensure that all facilities meet mandated safety, fire and health standards and licensing codes where necessary. 16. Follow agency procedures for disposing of unused, unwanted items. 17. Work with CFO to develop an equitable cost sharing management system of maintenance charges to programs. 18. Coordinate agency safety measures and preventative injury methods for all facilities.

19. Coordinate moving efforts for all programs. 20. Work directly with all agency administrators to develop a realistic overall plan for the Jackson, Hillsdale and Lenawee facilities. 21. Abide by all CAA personnel policies and procedures. 22. Perform all other duties as assigned

Qualifications

1.

Education:

Vocational studies beyond high school which include specifics in construction techniques, heating, cooling and mechanics. Knowledge of zoning and building codes and preventative maintenance.
2. Training:
Training as necessary to keep certifications current.
3. Certification/Licenses:
Valid Michigan Builders License preferred or Maintenance and Alterations Contractors license with certification in carpentry, landscaping, roofing, masonry and plan review. Valid Michigan Driver's license. 4.

Work Experience:

Five years' experience in building/property maintenance. Minimum of two years' experience dealing with Michigan Daycare Licensing Regulations.

Any equivalent combination of education and work experience that provides the necessary knowledge, skills and abilities for the position may be considered at the discretion of the CEO.

5. Transportation:
Must have access to reliable transportation throughout the workday. 6.

Basic Skills:

Must have above average math skills. Must be able to speak and communicate effectively with large or small groups or individually. Must be competent in reading, computer, mathematical, verbal, and written communication skills.
7. Problem Solving, Decision Making and Interpersonal

Skills:

Must be able to solve problems relating to mechanical and site issues. Be able to make accurate and decisive decisions which are within the guidelines of legal contracts and state, local and federal regulations. Must be able to communicate using tact and courtesy with people from all social settings.

8. Physical and Mental Capabilities:
Ability to understand and adapt to multiple project needs. Promote teamwork, participate as a team member with other agency staff and as part of interagency teams.
