Job Overview

As a Porter/Groundskeeper, you are at the forefront of maintaining a safe, clean, and attractive environment for our employees and residents. You are responsible for maintaining the interior and exterior of the property, typically focused on the community’s public spaces and amenities used by our residents, such as lobbies, hallways, stairwells, elevators, recreation areas, fountains, business centers, parking areas, and refuse areas.

Key Responsibilities
  • Work full‑time, Monday through Friday.
  • Maintain property grounds free of trash, waste, and refuse throughout the day.
  • Maintain landscaping and watering as needed.
  • Perform periodic maintenance on all common areas of the property as scheduled.
  • Engage with residents efficiently and maintain a safety‑first approach.
  • Maintain cleanliness and safety for team and residents.
  • During high‑traffic holiday periods, work according to company standards; schedule approved by supervisor.
  • Use company‑owned or personal vehicle as required for business travel.
Training and Experience

While prior experience in groundskeeping, janitorial or custodial positions is helpful, it is unnecessary. We will provide training to maintain the property to the company’s high standards of cleanliness.

New employees accrue 40 vacation hours in the first year and earn paid sick leave per state requirements. Qualifications
  • High school diploma or GED required.
  • Minimum of 1 year of work experience, preferably in property management, hospitality, or service industry.
  • Prior groundskeeping, custodial, janitorial, or residential maintenance experience preferred but not necessary.
  • Valid driver’s license to operate company‑owned vehicles or use own vehicle for work.
  • Strong organizational skills and attention to detail.
  • Excellent verbal and written communication skills.
  • Excellent organizational skills with strong time management.
  • Ability to function well in a fast‑paced, high‑volume environment.
  • Basic proficiency with Microsoft Office Suite or related software.
  • Excellent interpersonal skills with respect, dignity, and responsibility.
  • Ability to maintain regular attendance and punctuality.
Physical Requirements
  • Expected work hours: 7:30 AM to 5:00 PM, Monday through Friday, occasional weekends.
  • Travel:
    Occasionally may need to drive a company‑owned or personal vehicle for business.
  • Ability to frequently lift or move items weighing up to 25 pounds; occasionally up to 50 pounds.
  • Use hands to manipulate tools and equipment; adequate vision; stamina and dexterity.
  • Move around property performing assigned tasks, standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling in various weather conditions.
