Job Description Summary
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Schedule: Monday‑Friday; 8am‑5pm + rotating on‑call schedule
- Complete assigned work orders from resident requests and preventive maintenance, diagnosing and repairing defects per policies, safety standards, and code requirements.
- Complete the “make‑ready” process for vacant apartments, including pre‑move‑out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
- Follow procedures for accessing and obtaining materials, supplies, equipment, and tools, tracking inventory, returning unused items, and notifying the maintenance supervisor about re‑ordering needs.
- Complete documentation and paperwork accurately and timely so service requests can be documented and tracked.
- Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
- Support cost‑cutting and expense control programs by fixing rather than replacing parts, avoiding waste, and using tools and equipment correctly.
- Comply with safety and risk‑management policies, attending routine safety meetings, completing required OSHA and safety training, and reporting accidents promptly.
- Inspect work performed by contractors/vendors to ensure quality standards, scope, and specifications are met.
- Assist in routine and periodic property inspections to identify safety concerns, keep property in good repair, and communicate physical needs to management.
Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25lbs independently and 50lbs with assistance. May require flexible schedule including evenings, weekends, holidays, and occasional travel.
Required Licenses or Certifications- EPA certifications Type1,II or Universal for refrigerant recycling (Certified Service Technicians).
- All certifications required by State and Local jurisdictions (all Service Technicians).
- Valid driver’s license to operate a golf cart on property if applicable.
Hourly range: $22.00 – $24.00.
