Job Summary
The Maintenance Technician (Ranger) ensures the clean, safe, and functional condition of interior and exterior property assets. Responsibilities include responding to resident requests, performing routine and preventive maintenance, preparing units for leasing, and supporting cost‑saving initiatives.
Responsibilities- Complete work orders within 24 to 48 hours.
- Diagnose and repair defects according to company policies, safety standards, and code requirements.
- Carry out “make‑ready” preparation for vacant apartments: pre‑move‑out inspection, punch list creation, vendor scheduling, material acquisition, task completion, and final inspection.
- Practice cost‑cutting by fixing parts instead of replacing and by conserving materials.
- Track and replenish maintenance shop inventory.
- Document all work accurately and promptly.
- Inspect contractor and vendor work to ensure quality and compliance.
- Attend safety meetings, complete OSHA and related training, and report incidents accurately.
- Provide courteous customer service to residents and staff.
- Assist with routine and periodic property inspections for safety and risk management.
- Perform additional duties as assigned.
- Full time, 40‑hour work week.
- Typical schedule:
Monday–Friday, 9:00a.m. – 6:00p.m.;
Saturday, 10:00a.m. – 5:00p.m.;
Sunday, 1:00p.m. – 5:00p.m. (may vary by site). - Must be available for weekend work, evening calls, holidays, and flexible scheduling.
- Work involves exposure to outdoor elements and potentially hazardous conditions.
- Must be able to work unaccompanied when scheduled on weekends.
- Capable of performing tasks under frequent exposure to outside elements.
- Availability for flexible schedule, including evenings, weekends, and holidays.
- High School Diploma or GED.
- 1–3 years of apartment maintenance experience preferred.
- Proficiency in internet, word processing, spreadsheets, and database programs.
- Strong proficiency in property‑management software (entrata, yardi, One Site).
- Current valid driver’s license.
- EPA refrigerant certifications Type I & II or Universal for recycling; plus all required state and local certifications.
- Lift, push, or pull up to 50pounds independently and 150pounds with assistance.
- Stand, walk, reach, climb, stoop, squat, and perform keyboard work as needed.
- Two or more weeks of paid time off.
