Job Summary

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  • Completes assigned work orders from resident requests for service, preventative maintenance, diagnosing defects, and making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Completes the "make-ready" process to prepare vacant apartment homes for leasing and move-ins: pre-move-out inspection, punch list creation, vendor scheduling, material procurement, task completion, and inspection of completed work.
  • Follows procedures for obtaining materials, supplies, equipment, and tools from the maintenance department: tracks inventory, returns unused items, and notifies the supervisor about reordering needs.
  • Completes documentation and paperwork in a timely, accurate, and complete manner for service request tracking.
  • Assists in maintaining grounds, common areas, and amenities by picking up trash, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Supports cost-cutting and expense control by fixing rather than replacing parts when possible, avoiding wasteful use of materials, and practicing correct use of tools and equipment.
Other Responsibilities
  • Complies with safety and risk-management policies: attends routine safety meetings, completes required OSHA training, and reports accidents and incidents promptly and accurately.
  • Periodically inspects work performed by contractors, vendors, and service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
  • Assists in routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate physical needs to management.
Physical Demands

Incumbent must stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas, work inside and outside in all weather conditions, push, pull, lift, carry or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance, may need occasional travel, and must work a flexible schedule including call during evenings, weekends, and holidays.

Required

Licenses or Certifications
  • EPA certifications Type 1 and II or Universal for refrigerant recycling (Certified Service Technicians).
  • All certifications required by state and local jurisdictions (all Service Technicians).
  • Valid driver’s license to operate a golf cart on property, if applicable.
Compensation

Hourly range: $21 - $23.

Additional Compensation
  • Corporate positions: eligible for quarterly or annual bonus program based on individual and company performance.
  • On-site property positions: eligible for weekly, monthly, and/or quarterly bonus programs.
