Position: Maintenance Supervisor - The Note

Maintenance Supervisor

This role oversees and performs technical and mechanical work that keeps the interior and exterior of Multi‑Family properties clean, safe, and functional.

Responsibilities
  • Manage and train the maintenance team, including interviewing, hiring, orienting, and evaluating staff.
  • Oversee the “Make Ready” process from start to finish in accordance with company policies.
  • Respond to resident service requests and perform routine upkeep, diagnosing issues and making repairs per established policies and safety standards.
  • Inspect work performed by contractors and service providers, ensuring quality, scope, and specifications meet standards and budgetary guidelines.
  • Maintain inventory of spare parts and maintenance materials; order supplies and tools in collaboration with the Community Manager.
  • Assist in developing maintenance and capital expense budgets and support cost‑cutting programs.
  • Keep current with changes in technology and industry standards.
  • Complete monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual.
  • Demonstrate customer service skills in all interactions with employees, residents, clients, and vendors.
  • Ensure safety, cleanliness, and appearance of the property; report mechanical or electrical malfunctions and any injuries or accidents.
  • Conduct regular safety meetings, maintaining required documentation and inspections.
  • Resolve customer complaints and issues.
  • Perform other duties as assigned.
Work Hours and Environment
  • Full‑time: 40 hours per week.
  • Typical site hours:
    Monday – Friday 9am – 6pm;
    Saturday 10am – 5pm;
    Sunday 1pm – 5pm (vary by site).
  • Flexibility required, including evenings, weekends, and holidays.
Essential Requirements
  • Must be available to work weekends when scheduled and be able to perform essential job functions unaccompanied.
  • Must work a flexible schedule, including calls during evenings, weekends, and holidays.
  • Must tolerate frequent exposure to outside elements and potential hazards.
Qualifications Summary

Education:

High School Diploma or GED Equivalent. Knowledge of OSHA standards and MSDS regulations. Technical degree preferred.

Supervisor

Experience:

1–3 years of proving skills to hire, lead, direct, evaluate, and manage subordinates.

Management

Experience:

1–3 years.

Experience Preferred: 2–3 years of apartment maintenance or equivalent.

Communication and Delivery

Skills:

Ability to connect with people at all levels.

Computer

Skills:

Proficiency in internet, word processing, spreadsheet, database management, and property management software such as Entrata, Yardi, or One Site.

Licenses and Certifications

Current Valid Driver's License.

E‑PA certifications Type I & II or Universal for refrigerant recycling, Certified Pool Operator or Certified Spa and Pool Operator, and all certifications required by state and local jurisdictions.

Physical and Travel Requirements
  • Push, pull, lift, carry, or maneuver up to 20 pounds independently and up to 50 pounds with assistance.
  • Stand, walk, reach, climb, stoop, squat; sit intermittently for keyboard work.
  • Routine local travel for errands; non‑local travel may be required.
