Job Overview

Maintenance Supervisor – Property Management.

Location:

Jacksonville, FL 32277. Salary: $30.00 - $32.00 per hour. Full-time. EOE. Criminal background and drug testing required for conditional offers.

• Perform all duties of a maintenance mechanic including carpentry, masonry, painting, heating and air conditioning, appliance repair, extermination, swimming pool maintenance, and reading plans and drawings.
• Communicate and coordinate daily with the Property Manager on overall maintenance programs, projects, and expenditures.
• Inspect vacant apartments, buildings, grounds, and public areas periodically.
• Schedule and help drive preventive maintenance programs, service requests, apartment turnover, and other maintenance procedures.
• Resolve issues that involve all assigned personnel, enforce safety practices, and coordinate with the Property Manager in setting up training programs to educate individuals in all aspects of building maintenance.
• Assist with property cleanliness and curb appeal, including grounds and common area pickup or lawn maintenance as needed.
• Perform other related duties as assigned by management.

• 3 or more years of experience as a multifamily maintenance lead or supervisor.
• High school diploma, GED, or equivalent combination of education and related experience.
• Highly organized with ability to oversee personnel, manage projects, and direct the entire maintenance program.
• Excellent communication and relationship-building abilities.
• Proficient in HVAC, plumbing, and appliance repair.
• Self‑motivated with a positive attitude and leadership capabilities.
• Effective time‑management skills with ability to adhere to required deadlines.
• HVAC certification.
• Valid Florida driver’s license and proof of insurance.
• Computer skills:
  Microsoft Office Suite, payroll systems, project‑management software.

Frequently required to stand, walk, sit, utilize hand and finger dexterity, climb, balance, bend, stoop, kneel or crawl, talk or hear. May be exposed to wet/humid conditions, fumes, airborne particles, toxic chemicals, extreme heat or cold, blood borne and airborne pathogens. May need to lift and move up to 50 pounds, occasionally more than 50 pounds. Requires vision abilities for close, distance, color, peripheral, depth perception and focus adjustment.

Work environment includes shop setting with adequate light, moderate noise, and ventilation; may require work in enclosed spaces, rooftops, heights above 6 feet, and exposure to outdoor elements.
