Objective

The Maintenance Technician/Cleaner is responsible for the cleanliness, safety and upkeep of the property buildings and grounds in a supportive role under the direction of supervisory personnel. The Tech/Cleaner is responsible for the daily cleaning of the property's common areas as well as unoccupied residential units (unit turnovers).

Duties and Responsibilities
  • On average all offices and designated common areas (including laundry rooms) are to cleaned thoroughly on a daily basis as directed meeting company standards including: all areas to be free of dust and cob-web build-up; vacuuming carpets and hallways; sweeping and mopping floors removing all dust and debris and when warranted strip & wax floors; cleaning elevators and/or stairwells; disinfecting bathrooms including toilets/urinals, sinks, mirrors and floors;

    cleaning windows so that they are streak free; dusting window sills; and trash is to be removed daily.
  • Performs heavy cleaning duties of vacant (unit turnover) apartments such as cleaning & buffing floors, shampooing rugs, sanitizing bathrooms and kitchen including appliances, cabinets, washing walls and windows, and removing rubbish. On average cleaning of a one bedroom or two bedroom apartment is expected to be completed in 4 days while a three bedroom apartment should take an additional four hours.
  • Inspection of entire grounds daily in the morning to ensure the facility's exterior grounds are free from trash and debris and disposing of this trash properly. In addition, report any obvious damages that might have occurred since the previous shift to your supervisor.
  • Trash pickup varies from site to site, (at the Sparrows it is picked up three times a week – which requires two people to move compactors out for pickup and bring them in once emptied. Recyclables are picked up there once a week.)
  • Trash rooms are to be kept clean and odor free.
  • During a snow/ice event all entryways, sidewalks, and at times parking area are to be shoveled and treated as early as possible and as often as needed to provide a hazard free pathway for residents, staff, vendors and visitors.
  • Assist Maintenance Lead Technician with maintenance projects as necessary.
  • All paperwork to be completed in their entirety, such as, but not limited to, timesheets and work orders.
  • On-Call rotation as assigned.
Qualifications
  • High school and/or technical school graduate preferred.
  • At least 2 to 3 years apartment maintenance experience.
  • Driver’s License required.
  • Working knowledge of household appliance, tools, and general mechanics.
  • BCI required.
  • Ability to follow directions
  • Reliable transportation
Physical Demands and Work Environment

Ability to stand, walk, bend, stoop, climb ladders, operate equipment, work in cramped positions, and lift up to 50 pounds. Ability to enter and access all areas of all building and dwelling units. Adequate hearing, speech, and vision to prepare and read work orders.
