Summary

The Maintenance Manager is responsible for the overall leadership, administration, and coordination of maintenance operations across all College facilities. Reporting to the Assistant Director of Facility Services, this position provides direct supervision to Maintenance Supervisors and oversees the planning and corrective maintenance programs. The Maintenance Manager ensures the effective operation of building systems, regulatory compliance, workforce development, resource allocation, and maintenance-related capital projects in support of the College’s educational mission.

Description
  • Directly supervise Maintenance Supervisors and provide leadership to maintenance personnel across all locations.
  • Establish operational goals, service standards, performance expectations, and departmental priorities.
  • Monitor staffing levels, workload distribution, and workforce productivity to ensure efficient operations.
  • Conduct performance evaluations and provide coaching, mentoring, and professional development opportunities.
  • Participate in employee recruitment, hiring, onboarding, training, and retention efforts.
  • Administer corrective action and disciplinary escalation in accordance with College policies and procedures.
  • Promote a culture of safety, accountability, customer service, teamwork, and continuous improvement.
  • Oversee daily maintenance operations for all College-owned facilities, buildings, systems, and infrastructure.
  • Ensure effective planning, scheduling, and completion of preventative, predictive, and corrective maintenance activities.
  • Monitor work order management processes and ensure timely completion of maintenance requests.
  • Conduct routine inspections of facilities and building systems to identify maintenance needs and operational deficiencies.
  • Coordinate maintenance activities involving HVAC, plumbing, electrical, carpentry, painting, locksmith, low voltage, and general trades functions.
  • Evaluate maintenance operations and implement process improvements to enhance efficiency and service delivery.
  • Maintain accurate maintenance records and reports utilizing the College’s Computerized Maintenance Management System (CMMS).
  • Coordinate maintenance-related capital improvements, renovations, equipment replacements, and facility improvement projects.
  • Assist with project planning, budgeting, scheduling, and implementation.
  • Develop scopes of work and technical specifications for maintenance and repair projects.
  • Obtain bids, quotes, requests for proposals (RFP’s), and requests for qualifications (RFQ’s) in accordance with College procurement procedures.
  • Coordinate and oversee contractors, vendors, consultants, and inspectors to ensure quality workmanship and compliance with contract requirements.
  • Assist with permit acquisition and regulatory approvals as required.
  • Support facility asset management initiatives, including equipment inventories, asset lifecycle planning, condition assessment, and development of maintenance and capital renewal priorities.
  • Monitor maintenance operations to ensure adherence to safety standards and risk management practices.
  • Assist the Assistant Director of Facility Services with budget planning, expenditure monitoring, and resource allocation.
  • Monitor inventory levels and recommend purchases of maintenance materials, supplies, and equipment.
  • Respond to facility emergencies, service interruptions, and urgent maintenance issues.
  • Participate in an on-call rotation to provide after-hours support as needed.
  • Coordinate emergency repairs and recovery efforts to minimize operational disruptions.
  • Serve as acting operational lead for maintenance activities in the absence of the Assistant Director of Facility Services when assigned.
