Position Purpose

The Director of Maintenance & Facilities is responsible for the strategic leadership, planning, and management of all district facilities, grounds, and operational services. This position ensures that all school buildings and properties are safe, clean, compliant, and conducive to teaching and learning while operating in a cost-effective and efficient manner. The Director oversees custodial, maintenance, and grounds operations; leads long-range facility planning;

ensures regulatory compliance; manages budgets and resources; and collaborates with district leadership to align facility operations with the District's educational mission and strategic priorities.

Essential Duties and Responsibilities
  • Department Leadership:
    Directs, schedules, and evaluates the district's maintenance, custodial, and groundskeeping personnel across all six school buildings. Maintain regular communication with principals regarding building conditions and needs. The ability to maintain a professional and positive approach.
  • Operational Oversight:
    Manages daily operations, mechanical repairs, structural upkeep, and structural requests (HVAC, plumbing, electrical, carpentry). Oversees building security systems, including alarms, access control, and key management.
  • Capital & Facilities Planning:
    Partners with the Superintendent and the USD 473 Board of Education to forecast long-range facility needs, manage construction/renovation projects, and execute Capital Outlay expenditures.
  • Budget Administration:
    Develops and monitors the annual facilities budget, managing cost controls for utilities, vendor contracts and ordering maintenance supplies/ equipment.
  • Compliance & Safety:
    Serves as the compliance officer for school environmental health, ensuring strict adherence to Kansas building codes, fire safety codes, ADA compliance, and OSHA regulations.
  • Vendor & Contract Management:
    Drafts public bid specifications for district projects in compliance with Kansas school purchasing laws. Manage contracts for maintenance, custodial services, and facility operations, monitor vendor performance and ensure compliance with contractual expectations, and coordinate external service providers and consultants for district projects.
  • Community & Facility Use:
    Coordinates the preparation and security of district facilities for school-sponsored activities, athletic events, and outside community use requests.
  • Emergency Response:
    Acts as the primary contact for after-hours facility emergencies, facility storm damage, and coordinates winter weather snow removal protocols.
Knowledge, Skills, and Abilities
  • Thorough knowledge of the building trades (HVAC systems, commercial plumbing, automated energy management systems, and electrical configurations).
  • Strong capability in reading blueprints, architectural drawings, and structural specifications.
  • Proven leadership ability to manage a geographically dispersed team of custodians and tradespeople.
  • Proficiency with HVAC software, and basic office applications.
  • Skilled in operating, maintaining, and transporting light to heavy maintenance and grounds equipment, specifically skid steer loaders (Bobcats), tractors, commercial mowers, and attachments.
Minimum Qualifications
  • Education:

    High School Diploma or equivalent required; a Bachelor's degree or technical certification a specific trade, construction management, or facilities management is highly preferred.
  • Experience:

    Previous experience in supervisory role, facilities maintenance, industrial construction, or property management, ideal. Public school facility management experience is a plus.
  • Licenses:
    Must possess and maintain a valid Kansas Driver's License. Professional trade certifications (HVAC, electrical, plumbing, structural) are a plus.
Physical Demands & Work Environment
  • Must be able to walk, climb ladders, crawl into tight utility spaces, and lift or move objects up to 50 pounds.
  • Requires the ability to work in varying outdoor weather conditions common to Central Kansas.
