Director of Maintenance Operations

The Director of Maintenance Operations is an experienced maintenance and facilities leader with large-scale residential or property management experience, a strong background in maintenance operations, and a proven ability to lead teams, manage budgets, and oversee complex facilities and infrastructure.

A large residential community operator in Hawaiʻi is seeking an experienced maintenance and facilities leader to oversee maintenance operations for a portfolio of over 900 homes. Reporting to senior community leadership, this role is responsible for maintaining community assets, leading maintenance teams, ensuring regulatory compliance, managing budgets and vendors, and delivering a high level of service to residents.

• Lead maintenance operations for a large residential housing community.
• Manage maintenance staff, vendors, and contractor relationships.
• Oversee preventive maintenance programs and asset inspections.
• Manage operating budgets, purchasing, and capital improvement projects.
• Ensure compliance with safety, environmental, and operational standards.
• Support resident satisfaction through timely, high-quality maintenance services.

• 5+ years of leadership experience in maintenance, facilities management, construction, engineering, or property maintenance.
• Experience managing maintenance teams, budgets, vendors, and operational performance.
• Strong knowledge of HVAC, electrical, plumbing, carpentry, and building systems.
• Bachelor's degree preferred in Engineering, Construction Management, Facilities Management, Business, or related field
• EPA Section 608 Certification and OSHA-10 Certification required.
• Experience in military housing, multifamily residential, hospitality, healthcare, or other large-scale facilities environments preferred.
