Job Summary
This position performs technical and mechanical work ensuring building, grounds, amenities, and common areas meet standards for cleanliness, appearance, safety, and functionality.
Essential Responsibilities- Complete assigned work orders from resident requests and preventative maintenance, diagnosing and repairing according to policies, procedures, safety standards, and code requirements.
- Complete the make‑ready process for vacant apartments: pre‑move‑out inspection, create a punch list, schedule vendors and contractors, obtain supplies, perform all maintenance tasks, and inspect completed work.
- Manage inventory of materials, supplies, equipment, and tools: track usage, return unused items, and notify the maintenance supervisor about re‑ordering needs.
- Complete documentation and paperwork accurately and on time so service requests are properly recorded and tracked.
- Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Support cost‑cutting and expense control by fixing rather than replacing parts, avoiding waste with materials and supplies, and using tools and equipment correctly.
- Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required training on OSHA and other safety laws, and reporting accidents promptly.
- Periodically inspect work performed by contractors and vendors to verify that the work, materials, and services meet quality standards, scope, and specifications.
- Assist in routine and periodic property inspections to identify safety and risk‑management concerns and communicate these to management.
Must stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Must work indoors and outdoors in all weather conditions. Must push, pull, lift, and carry up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance. May be required to travel, and must work a flexible schedule that includes evenings, weekends, and holidays.
Required Licenses or Certifications- EPA certifications Type1 and II or Universal for refrigerant recycling (Certified Service Technicians).
- All certifications required by State and Local jurisdictions (all Service Technicians).
- Valid driver’s license to operate a golf cart on property, if applicable.
Hourly rate: $20.00 – $23.00.
